Key Roles & Responsibilities

1. Conceptual & Schematic Design

  • Develop a wide range of concept proposals, massing studies, and planning options.
  • Conduct site analysis, zoning studies, and feasibility assessments.
  • Prepare design presentations, mood boards, and visualization material.
  • Explore design alternatives aligned with user needs, regulations, and project vision.

2. Detailed Design Development

  • Prepare detailed architectural drawings including plans, sections, elevations, and 3D views.
  • Produce high-quality GFC drawings, construction details, and material specifications.
  • Review structural and MEP integration to ensure design coordination.
  • Maintain accuracy, detailing standards, and drawing quality.

3. Municipal & Statutory Approval Drawings

  • Prepare drawings for all approval stages including:
  • Layout Plans
  • IOD/CC Drawings
  • Plinth Plans
  • Assist in preparing, coordinating, and submitting drawings/documents required for

    Drainage NOC

    ,

    Water NOC

    ,

    Traffic NOC

    ,

    Tree NOC

    Airport/AAI NOC

    , and other relevant statutory approvals.
  • Coordinate with liaison consultants, fire officers, and government departments to ensure timely compliance and approval.
  • Ensure compliance with DCPR 2034 / UDCPR 2020, NBC, fire norms, CRZ, and local development rules.

4. Coordination with Consultants & Agencies

  • Liaise with structural, MEP, landscape, environmental, and legal consultants.
  • Conduct coordination meetings and finalize multi-disciplinary drawings.
  • Ensure timely exchange of information, revision control, and document accuracy.
  • Manage external agency drawings and ensure architectural consistency.

5. Redevelopment & SRA-Specific Responsibilities

  • Prepare tenant plans, carpet area statements, and rehab building layouts.
  • Assist in feasibility studies, FSI calculations, and DCPR analysis.
  • Support 79A processes, including technical documentation for tenders and LOIs.
  • Coordinate with society committees, PMCs, and legal advisors for project documentation.

6. Site Support & Execution

  • Conduct routine site visits to verify drawings vs. actual execution.
  • Provide technical clarifications and resolve architectural issues on site.
  • Check quality of work, material specifications, and design compliance.
  • Coordinate mock-ups, sample approvals, and construction detailing.

7. Documentation & Reporting

  • Prepare drawing logs, revision sheets, technical reports, MOMs, and correspondence.
  • Maintain project documentation as per corporate standards and audit requirements.
  • Track project timelines and ensure deliverables are submitted on schedule.
  • Maintain consistency and discipline in documentation practices.

8. Client Interface & Communication

  • Participate in client meetings and present design proposals.
  • Communicate design intent clearly to clients, contractors, and consultants.
  • Manage client expectations professionally and provide timely updates.
  • Support project managers in preparing presentations and proposals.

9. Software & Technical Skills

  • AutoCAD (Advanced)
  • Revit / BIM (Preferred)
  • SketchUp / 3D Modeling Tools
  • Adobe Suite (Photoshop, Illustrator)
  • MS Office (Excel, PowerPoint)
  • Basic understanding of project management tools (added advantage)
