Head of Maintenance & Projects

Job Responsibilities of Head of Maintenance MEP (Mechanical, Electrical & Plumbing)

1. Maintenance Strategy & Planning

• Oversee all engineering & maintenance operations of the hospital.
• Manage maintenance of civil infrastructure, MEP (mechanical, electrical, plumbing), HVAC & safety systems.
• Oversee utilities systems including electricity, water supply and sewage.
• Manage annual/maintenance contracts (AMC/CMC) for equipment.
• Handle complaint registration and ensure timely resolution.
• Plan and manage machine overhauls and Annual Maintenance Contracts (AMCs).
• Ensure timely breakdown support and root cause resolution.

2*. Pre-Construction & Design Oversight*

· Lead “Mechanical Integrity and Quality Assurance” element of PSM for new site operation. Facilitate & guide towards compliance to stated requirement of this element as per PSM standard.

3. Cost Estimation & Budgeting

· Develop project estimates and budgets, review cost sheets, and provide strategic inputs for effective resource allocation.

· Minimize wastage, rework, and installation delays.

4. Quality Assurance and compliance

· Plan and supervise execution across sites in line with drawings, specs, and schedules.

· Monitor installation, testing, commissioning, and integration with BMS or fire systems.

· Conduct periodic audits to ensure installation quality and adherence to ISHRAE/ASHRAE, NABC, and other standards.

· Liaison with Govt. Official (Electrical Inspector, Fire Safety, Weights and Measure inspector).

• Track and analyze MTBF (Mean Time Between Failures) and MTTR (Mean Time To Repair) for continuous improvement.
• Ensure all statutory, audit, and safety compliance requirements are met.

5. Safety and Emergency preparedness

· Include oversight of hospital safety protocols, fire safety systems, emergency power continuity and disaster preparedness aligned with accreditation requirements.

• To have complete Awareness about Disaster Management Programme (DMP) of the hospital.
• To comply with the service quality Process, environmental & occupational issues & policies of the respective area.

6. Utility & Plant Equipment Management

· Timely installation, commissioning and taking over of Building Utilities equipment at hospital project.

· Include management of systems such as sterile processing, radiology equipment, laboratory infrastructure, backup power (UPS/Generators) and HVAC for OT zones, given technological sophistication.

• Oversee maintenance of DG sets, compressors, cooling towers, transformers, electrical panels, HVAC systems, etc.
• Implement energy-saving and efficiency-enhancing initiatives.
• Ensure plant services availability without interruption.
• Ensure and Track RTO compliance related to maintenance function
• Cost of maintenance – within 4% of capital cost (or as agreed) on an annual basis.
• Maintenance of equipment with minimum down time – 98% up time (or as agreed).

7. People Development & Training

• Train maintenance staff on new equipment, troubleshooting techniques, safety protocols, and tool usage.
• Ensure technical staff are certified or qualified for specialized machines.
• Develop skill matrix and training calendars for the maintenance team.

8. Stakeholder collaboration

Add elements emphasizing coordination with clinical departments, hospital administration, biomedical engineering teams and quality assurance to ensure seamless, safe operations.

Education & Experience:

• B.Tech/B.E. in Electrical and Electronics, Mechanical
• You bring over 20+ years of extensive experience across project management, procurement, estimation, business development, and pre-construction activities specific to the HVAC sector.

Job Types: Full-time, Permanent

Pay: ₹1,200,000.00 - ₹1,800,000.00 per year
