The role is in charge of Operations pertaining to maintenance activities including but not limited to planning, implementation and management of maintenance plans of all CDCs Facilities. Ensure least failures in service-related issues with maximum utilization of available resources adhering to Standard Operating Procedures. Key Accountabilities: Strategic Assist the Manager - Real Estate & Facilities in setting objectives, plan development and performance review of facility operations from maintenance point of view. Implements and manages the maintenance program based on best practices in the FM industry, with an emphasis on planning / scheduling and preventive/ predictive maintenance. Identify opportunities for continuous improvement. Operational Continuously review and monitor the operations of facilities and systems with a view to minimizing unplanned downtime. Anticipate and solve problems in a timely manner. Monitoring and implementation of the SLA's / KPl's related to Facilities maintenance including follow up of contractual (operational) deliverables / obligations by the Service Providers to ensure added value and increased productivity while maintaining cost savings. Plan and manage activities in accordance with the relevant standard operating procedures for day to day as well as for all emergency situations. Conduct regular site visit to the properties and carry out thorough inspection and prepare site inspection report of defects / occupant’s complaints for corrective action. Inspect the Building equipment / system and provide recommendation to the Management for upgrading / replacing of the equipment, if required. Communicate with high level stakeholders on all matters related to Facilities Maintenance. This task includes, but not limited to liaising and follow up with Landlord/QR stakeholders/Building Management / outsourced Contractors to carry out necessary repairs and address deficiencies within the agreed SLA as per the contract, and performance evaluation of all the appointed Service providers. Plan, organize, direct, coordinate and supervise functions and activities of Departmental maintenance personnel and outsourced staff by understanding and communicating the calls / requests from Users through Facilities Maintenance Software. Plan, schedule and organize new building take over as well as return of old leased buildings in close liaison with the building owners. Ensure that the snags are rectified and the property meets the QR standards. Successfully manage multiple priorities in a fast-paced, continually changing facility environment. Monitor the use and inventory of spare parts, maintenance supplies and equipment and initiates reordering process. Perform other department duties related to his / her position as directed by the Head of the Department Prepare documents for Procurement and Contracts with regards to purchase of routine items and for contracts with vendors employed for commercial facilities maintenance. Provide support to the Manager Facilities with the supply chain process implementation Prepare the Scope of Services for establishing the Maintenance Contracts and follow up for timely renewal of the existing Maintenance Contracts. Together, everything is possible Qualifications Bachelor’s Degree or Equivalent with Minimum 6 years of job-related Excellent project management skills with ability to delivery projects within tight timelines. In depth knowledge of property maintenance principles, procedures and standards, as applied to company facilities. Excellent ability to analyze and interpret the needs to staff customers and offer appropriate solution within the ambit of laid down guidelines. Ability to communicate effectively, both orally and writing. Strong interpersonal and communication skill and the ability to work effectively with a wide range of diver communities/ nationalities. Very good command of English Language. Managerial skills - Ability to delegate work, set clear direction and manage workflow. Strong mentoring and coaching skills.
