Dear candidates,

We have urgent opening for Unit Manager/ Property Manager with one of our client in Tirupati

Role:

To lead, manage, and ensure seamless day-to-day operations of the University Hostel Beds by delivering safe, disciplined, hygienic, and student-centric services. The Unit Manager is the single point of accountability for service quality, parent/student satisfaction, vendor performance, operational discipline, and statutory compliance at the site.

Key Accountabilities & Responsibilities

A. Operations Leadership & Governance

  • Full ownership of hostel service delivery (HK, Maintenance, Security, Laundry, Mess, Discipline).
  • Conduct daily floor walks and verify compliance of checklists completed by Wardens, HK, and technicians.
  • Oversee warden teams performance attendance, discipline checks, parent engagement.
  • Ensure mobile app usage across students/wardens for attendance, complaints, out pass, and escalations.
  • Review and close daily MIS reports (complaints, escalations, occupancy, movement register).
  • Monitor daily student footfall patterns, peak hours, and discipline trends to adjust manpower deployment.

B. Student Experience & Discipline Management

  • Ensure wardens enforce discipline norms, attendance (AM/PM), and room checks.
  • Act as the final escalation for student behaviour issues.
  • Meet students regularly (weekly Hostel Council style) to understand challenges and suggestions.
  • Ensure grievance complaints are closed within SLA by coordinating with HK/Maintenance/Mess vendors.
  • Walk common areas daily to ensure ambiance, hygiene, lighting, and student safety.

C. Student Events Management

  • Lead on-ground execution of the monthly student engagement calendar.
  • Coordinate with the Regional Experience Manager for event planning, logistics and budgeting
  • Ensure smooth execution of all events (celebrations, competitions, workshops, fitness activities, weekend event).
  • Promote events through notice boards, app messages and student groups to maximize participation.
  • Ensure safety, discipline and ambience standards during events.
  • Maintain monthly event MIS: participation levels, costs vs budget, vendor performance and student feedback.

D. Facility Upkeep & Vendor Coordination

  • Track vendor SLAs cleaning % compliance, breakdown response time, PM adherence, laundry TAT.
  • Approve material consumption (chemicals, lights, faucets, electrical spares).
  • Validate monthly vendor bills before forwarding to Regional Ops team.

E. Technical Oversight (High-Level)

  • Supervise daily logs of WTP, STP, Heat Pumps, RO Plant, DG sets maintained by technicians.
  • Escalate any abnormalities to GM Technical.
  • Ensure AMC visits are completed (lifts, fire equipment, pumps, STP/RO chemicals).
  • Ensure energy efficiency & water usage parameters are tracked and documented.

F. People Management

  • Lead, coach, and supervise: Wardens, Technicians & Vendor Supervisors
  • Conduct weekly reviews (room audits, attendance accuracy, complaint backlog).
  • Approve warden schedules, weekly offs, night rounds, handovers.
  • Ensure a discipline-first culture across floors.

G. Liaison & External Coordination

  • Primary contact for:
    Local police (for safety briefings & supporting student movement rules) Government bodies (Fire Dept., Municipality, Pollution Board if needed) Campus authorities
  • Ensure compliance on documentation for any inspections.

Preferred candidate profile

  • Bachelors degree required preferably in Hospitality, Facility/Property Management, (or) Business Administration
  • 7–9 years of operations experience in student housing, hostels, coliving, hospitality, or large residential facilities.
  • Experience managing 300–500+ residents/beds with responsibility for HK, maintenance, security, and discipline.
  • Strong vendor management exposure (FM, housekeeping, laundry, technical services).
  • Ability to supervise multi-functional teams (wardens, technicians, admin staff).
  • Working knowledge of building operations (basic understanding of STP, WTP, RO, DG sets preferred).
  • Comfortable using MIS systems / operational apps for reporting, attendance, and complaint tracking.
  • Experience coordinating with external authorities (police, fire, municipal bodies) is a plus.

KPIs will be measured monthly through reports, audits, and app-based data captured by the Unit Manager, wardens, vendors, and MIS systems.
