Role & responsibilities

Strong technical knowledge on operation and maintenance of all Electro mechanical equipments

Should have knowledge on Soft Services

Operation and maintenance of HT to LT applications

Prepare and manage 52week techncial aspect PPM calender and ensure no deviations

Operation and maintenance of HVAC, High side to low side

Operation and maintenance of Fire suppression systems

Operation and maintenance of Uninterrupted power supply

Should have knowledge on Horticulture / Gardening Services

Should have hands on experience of independent building operations

Should be able to manage technical manpower deployment and complete daily routine activities

Should know leagal requirements to operate building hurdles free, (KSPCB, BESCOM, CEIG, FIRE, BWSSB, BBMP)

Should know the documents handling and organise to access easily

Should handle stakeholders audits and ensure no deviations

Should be able to deliver HSE requirements as per License available

Should have the knowledge of ISO 45001, ISO 18001 and manage Intenal & Extenal audits

Should be able to handle CEIG requirements and ensure zero observations

Should ble able to compliane monthly/quarterly/halfyearly/annual report to legal bodies

Daily walk around and snag points to be provided to team and close as per category

Track audit observations and close the points on regular basis

Budgeting on quarterly and annual basis, track the same for utilization

Plan services, repairs, replacements as per requirements and avoid zero breakdowns

Vendor manangement should be on track and schedule to activities as per floor available

Know and understand building requirements and project management for budget

Monitoring and ensure all environmental tests for ambient and equipments

Monitoring and ensure all workplace test to be conducted on regular

Should aware, practice and execute work permits on ground and maintain no deviations

Implement good practices and best practices with available sources
