Job Description

Job Summary: The Commercial Project Leasing Manager is responsible for driving the leasing strategy and execution for commercial real estate projects, including office spaces, retail units, and mixed-use developments. The role involves identifying potential tenants, negotiating lease agreements, maintaining client relationships, and ensuring maximum occupancy and profitability of the property portfolio. Key Responsibilities: 1. Leasing Strategy & Planning Develop and implement leasing strategies to achieve targeted occupancy and rental income for commercial projects. Conduct market research and competitor analysis to identify trends, pricing, and demand in the commercial real estate sector. Plan and execute marketing campaigns and promotional activities for available spaces. 2. Client Acquisition & Relationship Management Identify, approach, and secure potential tenants (corporate, retail, and institutional clients). Manage the leasing pipeline and maintain relationships with key brokers, property consultants, and corporate clients. Conduct site visits and property presentations for prospective tenants. 3. Negotiation & Documentation Negotiate commercial terms, rental rates, and lease agreements with prospective tenants. Coordinate with legal teams for lease documentation, agreements, and renewals. Ensure all documentation complies with company policy and statutory requirements. 4. Coordination & Project Interface Work closely with the project, legal, finance, and facilities teams to ensure timely handover of leased premises. Liaise with architects, designers, and contractors for fit-out coordination as per tenant requirements. Maintain an updated database of leased and available spaces. 5. Reporting & Analysis Prepare periodic reports on leasing performance, revenue forecasts, and market trends. Track lease expiries, renewals, and rent escalations to ensure business continuity. Provide strategic input for pricing and inventory management. Key Skills & Competencies: Strong negotiation and communication skills Deep understanding of commercial leasing, property laws, and real estate market dynamics Relationship management with corporate clients and brokers Excellent presentation and analytical skills Proficiency in MS Office and CRM software (Salesforce, Zoho, etc.) Qualification & Experience: Bachelor’s or Master’s Degree in Business Administration, Real Estate, or related field 5–10 years of experience in commercial leasing, preferably in real estate development firms or property consultancies Proven track record in leasing of office, retail, or mixed-use projects
