Estimation Engineer - Real Estate

Job Title: Estimation Engineer – Real Estate Job Summary: We are looking for a detail-driven and proactive Estimation Engineer to join our real estate development team. In this role, you will be responsible for preparing accurate cost estimates for residential, commercial, and mixed-use real estate projects. You will work closely with the design, procurement, and project management teams to ensure project budgets are accurate, competitive, and aligned with company goals. --- Key Responsibilities: Review architectural and structural drawings, specifications, and BOQs to prepare comprehensive cost estimates for real estate development projects. Analyze labor, material, and equipment costs for all phases of real estate construction, including civil, MEP, interior finishes, and landscaping. Coordinate with architects, consultants, and contractors to gather relevant cost data and validate quantities. Prepare cost breakdowns and pricing for budgeting, tenders, and feasibility studies. Develop and maintain a cost database of suppliers, subcontractors, and material prices relevant to the real estate sector. Identify value engineering opportunities and suggest cost-saving alternatives. Track and monitor actual project costs against estimates and prepare variance reports. Support the procurement team in selecting vendors and negotiating prices based on approved budgets. Assist in preparing tender documents and evaluating contractor bids for accuracy and competitiveness. Stay updated with market trends, local construction costs, and regulatory requirements affecting real estate development. --- Qualifications: Bachelor’s degree in Civil Engineering, Quantity Surveying, or a related field. 3–6 years of experience in estimation, preferably in real estate, residential, or commercial construction projects. Proficiency in estimation and project management software (e.g., Excel, AutoCAD, CostX, Candy, Primavera, or equivalent). Strong understanding of local building codes, real estate development procedures, and material rates. Excellent numerical, analytical, and organizational skills. Effective communication and negotiation skills. --- Preferred Skills: Knowledge of property development cycles and project finance. Experience working with luxury or high-rise residential developments. Familiarity with government approvals and regulatory costing frameworks.
