Description
You should have a minimum of 8-10 years of experience in residential society or township maintenance management to qualify for the position of Maintenance Manager at our large residential township in Bhiwadi. As a Maintenance Manager, you will play a crucial role in overseeing the day-to-day maintenance and facility operations of a residential township consisting of over 1300 houses. Your technical expertise, excellent public relations skills, and people-first mindset will be essential for success in this role. Your responsibilities will include supervising all maintenance activities such as security, cleaning, garbage disposal, gardening, plumbing, electrical work, lift operations, STP/WTP maintenance, and fire safety systems. You will also be responsible for ensuring the proper functioning of amenities like the clubhouse, gym, gardens, and community halls. Maintaining service schedules, AMCs, emergency response protocols, and keeping detailed records of maintenance logs and vendor service reports will be part of your daily tasks. Additionally, you will lead and manage a team of electricians, plumbers, gardeners, security staff, housekeeping personnel, and technical staff. Allocating duties, ensuring discipline, punctuality, and efficiency in work, as well as coordinating with contractors and vendors for specialized repair or project works will be crucial aspects of your role. Acting as the primary point of contact for residents regarding maintenance-related issues, maintaining polite and respectful communication with all residents, attending Society meetings, and providing transparent feedback on complaints and actions taken are essential for maintaining positive resident interactions and public relations. You should maintain a calm and diplomatic approach during escalations or service delays. Your administrative duties will involve maintaining maintenance records, inventory of tools/spares, and vendor bills, assisting in the preparation of annual maintenance budgets, controlling costs, ensuring compliance with safety, municipal, fire, and environmental regulations, and conducting regular property inspections to ensure efficient system operations. To qualify for this role, you should have a service-oriented attitude, be calm, courteous, and capable of handling pressure from residents and management. You must be hands-on with problem-solving and ready to personally intervene during emergencies. Proficiency in Hindi and English communication is essential, and knowledge of local dialects will be advantageous. A Diploma/Degree in Electrical, Mechanical, Civil Engineering, or Facility Management is preferred. Retired Armed Forces personnel are also welcome to apply for this position. Accommodation within the township may be provided, and mobile and travel expenses for official use will be covered by the Society/Management. This is a full-time position with a day shift schedule.
