Educational Qualifications

• Bachelors degree in Law or Engineering (Civil/Electrical preferred)
• Language Proficiency: Fluent in Gujarati (written & spoken)

Technical Skills

• Advanced proficiency in MS Office Suite (Excel, PowerPoint, Word)
• Professional email drafting and business correspondence
• Working knowledge of AutoCAD for land parcel mapping and layout design
• Proficient in Google Earth Pro for site identification and preliminary assessment
• Familiarity with GIS mapping tools (preferred)

Experience Requirements (Mandatory)

• Total Experience:

  Minimum 810 years in Renewable Energy sectors

• Industry Background:

  Must have worked exclusively in Renewable Energy (Solar/Wind/Hybrid/BESS)
• Experience with IPPs, Renewable Energy Developers, or EPC companies

Quantifiable Achievements

• Acquired minimum 4,000 acres of land for utility-scale solar projects (2550 MW+)
• Successfully acquired land for minimum 500 MW of wind energy projects
• Completed end-to-end land acquisition including identification, negotiation, documentation, and handover

Core Technical Competencies

1. Land Acquisition & Site Development

• Site identification & assessment using Google Earth, topography maps, and site visits
• Analysis of terrain, slope, soil type, accessibility, and evacuation infrastructure proximity
• Evaluation of solar irradiation (GHI/DNI) and wind resource data
• Negotiation with landowners, aggregators, and intermediaries
• Structuring lease agreements (25–30 years) and purchase agreements
• Coordination with revenue authorities for land records and cadastral surveys
• Preparation of legally binding deeds, MOUs, and compliance documentation

2. Regulatory & Statutory Compliance

• Liaison with GEDA, GETCO, MOD, AAI, Gram Panchayat, and Taluka authorities
• Agriculture-to-non-agriculture land conversion processes
• Compliance with Gujarat/Rajasthan land ceiling acts and agriculture land laws

3. Due Diligence & Risk Assessment

• Legal title searches, encumbrance certificates, and mutation entries
• Resolution of land disputes and ownership issues
• Environmental and social risk assessment (protected areas, wildlife corridors, communities)
• Soil testing, geotechnical investigation, hydrological studies
• Preparation of land documentation packages for lenders’ due diligence

4. Contract Management & Commercial Operations

• Lease payments, advance payments, and aggregator commissions
• Drafting MSAs with aggregators and lease agreements with clear terms
• Negotiation of payment structures (fixed rent, revenue sharing, upfront payments)
• Monitoring compliance, claims preparation, and collections

5. Team Leadership & Management

• Building high-performing teams with legal, technical, and negotiation expertise
• Defining roles, KPIs, and acquisition targets
• Conducting performance reviews and deploying teams across multiple sites

6. MIS Reporting & Data Management

• Database of acquired land parcels with ownership, legal, financial, and project details
• Weekly, monthly, and quarterly reporting to management
• KPI tracking (progress, cost per acre, documentation status)
• Forecasting land requirements based on project pipeline

Key Deliverables & Metrics

• Acquire 800–1,000 acres of solar land annually
• Acquire land for 100–150 MW of wind projects annually
• Maintain land bank pipeline for 12 months of project development

Quality Metrics:

• 100% legal due diligence completion before handover
• Zero disputes or title defects post-acquisition
• 95%+ customer satisfaction rating from IPPs and lenders

Financial Metrics:

• Acquisition within approved budget
• Optimized cost per acre while maintaining quality standards
• 100% payment collection within agreed timelines
• Timely approvals from GEDA, GETCO, MOD, AAI
• Zero non-compliance issues or legal disputes
