Role Overview

We are seeking a highly skilled Residential Construction Manager To oversee planning, coordination, and execution of the residential project from design handover to completion, ensuring quality, cost, and time objectives are met while keeping client satisfaction at the center.


Roles and Responsibilities:

  1. Planning & Scheduling

  •  Develop project timelines, milestones, and execution plans.
  •  Coordinate design handover (from architect) into a buildable plan.

Budget & Cost Control

  •  Prepare and track BOQ, estimates, and cash-flow schedules.
  •  Approve and monitor vendor/contractor bills and variations.

Quality & Compliance

  •  Ensure construction meets approved drawings, codes, and specifications.
  •  Conduct regular site inspections and quality audits.

Contractor & Vendor Management

  •   Identify, negotiate, and finalize vendors/contractors.
  •   Monitor daily/weekly progress and resolve site-level issues.

Client & Stakeholder Coordination

  •   Act as the single point of contact between client, architect, consultants, and contractor.
  •   Provide transparent progress updates (reports, photos, cost tracking).

Risk & Problem-Solving

  •   Proactively handle delays, material shortages, or design conflicts.
  •   Escalate and resolve disputes before they affect timeline/cost.

Handover & Closure

  •   Ensure snag list rectification, documentation, warranties, and compliance checks.
  •   Final handover with drawings, manuals, and maintenance guide.


Skills & Competencies Required

  • Civil/Structural/Construction Engineering background.
  •   Strong knowledge of residential design & detailing (drawings, finishes, MEP).
  •   Excellent vendor negotiation and contract management.
  •   Leadership + people management at site level.
  •   Project planning tools (MS Project, Primavera, or even Excel/Gantt).
  •   Communication skills (to explain technicals to clients clearly).

Key Performance Indicators (KPIs)

  •  On-time delivery of milestones.
  • Project cost vs. budget variance.
  • Quality standards (snag count, defects rectified).
  • Client satisfaction (feedback/ratings).
  •  Contractor/vendor performance.
  •    Documentation & reporting accuracy.

Qualifications

  •   Bachelor’s degree in Architecture (B.Arch) or related field
  •   3+ years of experience in architectural project management or construction supervision
  •   Proficiency in AutoCAD, Revit, MS Project/Primavera, or equivalent project tools

Understanding of local building codes and regulations
