We are looking for VP- Projects for one of the fast growing real estate company of Punjab.
The Vice President – Projects will lead planning, execution and delivery of all real estate projects (residential/commercial/township) from concept to handover, ensuring adherence to approved timelines, budgets, quality standards, and statutory compliances. The role will manage a multi‑disciplinary project team (planning, contracts, site execution, MEP, QS, safety, QA/QC) and coordinate with design, sales, finance and approvals to achieve project and business objectives
Key responsibilities
1. Project planning and strategy
- Translate business plan into detailed project execution strategy, phasing and milestones for each project.
- Finalise project budgets, cash flows, resources and procurement plans in coordination with finance and procurement.
- Review and approve baseline project schedules, construction methodologies, and risk‑mitigation plans.
2. Design and pre‑construction
- Work with architects, structural and services consultants on concept, schematic and GFC drawings to ensure design is buildable, cost‑effective and aligned to market positioning.
- Lead technical due diligence for new land/projects (site conditions, approvals, services availability, construction risks).
- Drive value engineering and optimization of specifications without compromising on product positioning and quality
3. Project execution and monitoring
- Lead and supervise all construction activities across multiple sites (civil, finishes, MEP, infrastructure, landscaping) through project heads and site teams.
- Ensure strict adherence to project schedule, cost and quality; review weekly/monthly progress reports and conduct regular site reviews.
- Establish strong project management systems for planning, reporting, change control, drawings management, and interface between design and site.
4. Contracts, procurement and cost control
- Oversee preparation of BOQs, tender documents, technical specifications and scope of work.
- Participate in contractor/vendor pre‑qualification, techno‑commercial evaluations and award recommendations.
- Monitor project costs, certify major variations/claims, and ensure adherence to budget with timely corrective actions.
5. Quality, safety and compliance
- Implement robust QA/QC systems, checklists and inspection regimes at all project sites.
- Ensure implementation of safety management plans, statutory norms and EHS standards; drive a strong safety culture.
- Ensure all works comply with local building bye‑laws, environmental conditions, fire and other statutory approvals.
6. Stakeholder coordination and handover
- Coordinate closely with sales, marketing and CRM teams to align construction progress with sales commitments and customer communication.
- Liaise with approval consultants and authorities for timely clearances, occupancy/completion certificates and utility connections.
- Ensure smooth tower/project handover to customers and facility management, including snag‑free possession and documentation.
7. Leadership and team management
- Build, lead and mentor a high‑performing projects team (project managers, planning, contracts, QS, QA/QC, safety).
- Set KRAs, review performance, identify training needs and ensure succession planning for key roles.
- Drive a culture of accountability, collaboration, cost consciousness and continuous improvement.
8. Business and P&L responsibility
- Own project‑level P&L for construction cost, timelines and resource utilization.
- Support management in feasibility studies, project phasing decisions and cash‑flow planning from a construction perspective.
- Provide regular MIS and dashboards to management on project status, key risks and mitigation plans.
Required qualifications and experience
- B.E./B.Tech in Civil Engineering; MTech / MBA in Construction/Project Management preferred.
- Must have experience in Mivan Aluminium shuttering.
- 18–25 years of experience in real estate / construction, with at least 5–8 years leading multiple large‑scale residential/commercial projects as Head Projects / AVP / VP.
- Proven track record of delivering high‑rise, group housing, mixed‑use or township projects with reputed developers or contractors.
Key skills and competencies
- Strong project management and planning skills (primavera/MS Project preferred).
- Deep technical knowledge of civil, finishing and MEP works, modern construction technologies (e.g., Mivan/Alu form, precast) and value engineering.
- Excellent leadership, team building and stakeholder management skills.
- Strong commercial acumen in contracts, costing and negotiation.
- Experience with Punjab’s regulatory and compliance requirements and familiarity with local market nuances
- High orientation to quality, safety, compliance and customer focus.
- Ability to handle multiple projects and work under demanding timelines.
