Job Description

Role Overview:

The Senior Architect will lead architectural planning and execution for large-scale real estate developments, including apartments, villas, gated communities, and mixed-use projects. The role requires strong coordination with developers, consultants, and site teams to ensure design efficiency, statutory compliance, and on-time delivery.

Key Responsibilities: Master Planning & Design

  • Lead master planning, unit planning, and façade design for residential and mixed-use developments.
  • Optimize unit efficiency, carpet areas, FAR/FSI utilization, and circulation planning.
  • Prepare and review concept designs, schematic layouts, and detailed drawings.
  • Ensure designs align with market demand, cost efficiency, and execution feasibility.

Statutory & Regulatory Compliance

  • Ensure compliance with local building bye-laws, HMDA/GHMC norms, fire NOC, environmental clearances, and RERA requirements.
  • Coordinate with approval consultants and authorities for sanctions and permits.
  • Review drawings for approval submissions and statutory compliance.

Project Execution & Site Coordination

  • Coordinate with structural, MEP, landscape, lighting, and façade consultants.
  • Work closely with project management and construction teams to resolve design and execution issues.
  • Conduct regular site visits to monitor quality, progress, and design adherence.
  • Issue and manage GFC (Good for Construction) drawings.

Cost & Value Engineering

  • Participate in value engineering exercises to optimize cost without compromising design intent.
  • Assist in material selection aligned with budget, durability, and aesthetics.
  • Support procurement teams with technical clarifications.

Client & Developer Coordination

  • Act as the primary architectural interface with developers and senior management.
  • Present designs, layouts, and revisions to internal and external stakeholders.
  • Incorporate feedback while maintaining project timelines and standards.

Team Leadership

  • Lead and mentor junior architects, BIM teams, and draftsmen.
  • Review drawings and ensure accuracy, coordination, and standardization.
  • Plan workloads, monitor timelines, and ensure timely deliverables across projects.

Skills & Competencies:

  • Strong understanding of real estate development lifecycle.
  • Expertise in high-rise residential planning and villa layouts.
  • Excellent coordination and decision-making skills.
  • Strong knowledge of construction methodologies and materials.
  • Ability to manage multiple large-scale projects simultaneously.

Software Proficiency:

  • AutoCAD (mandatory)
  • Revit / BIM (strongly preferred)
  • SketchUp, Lumion / Enscape
  • MS Office
  • Adobe Suite (preferred)

Educational Qualification:

  • Bachelor’s or Master’s degree in Architecture
  • COA registration preferred

Job Types: Full-time, Permanent

Pay: ₹30,000.00 - ₹82,638.49 per month
