1. Technical Proficiency

Must be certified/expert in:

- Market Analysis Tools:

- AcreEdge (Formerly Aire) – For comps analysis & valuation automation

- Mashvisor – Rental property analytics (cap rates, cash flow modeling)

- CityBldr – Land valuation & development feasibility

- DealMachine – Off-market deal sourcing & lead management


- GIS & Spatial Analytics:

- Esri ArcGIS – Site selection, demographic mapping, heatmaps

- GeoTech – Parcel data extraction & zoning analysis


- Development & Planning:

- Deepblocks – Pro forma modeling for mixed-use/multifamily

- UrbanSim – Macro-level urban growth forecasting

- PEC Smart – Infrastructure impact assessments


- 3D Modeling:

- Naver Digital Twin – 3D property visualization


- Automation & Listing Tools:

- Plotzy – Automated CMA reports

- YOLO (Yield & Opportunity Logistics Optimizer) – Lease vs. sell analytics



2. Required Experience

- 3+ years in proptech, real estate analytics, or portfolio management

- Proven track record using ≥5 of the listed tools in a professional context

- Landlord/tenant advisory background (lease structuring, rent optimization)



3. Key Responsibilities

- Software-Driven Services for Landlords:

- Generate automated valuation models (AVMs) using AcreEdge/Mashvisor

- Identify off-market acquisitions via DealMachine/GeoTech

- Create zoning feasibility studies with CityBldr/Esri

- Optimize rental pricing via Plotzy/YOLO algorithms

- Deliver 3D digital twin models (Naver)


- Client Reporting:

- Build interactive dashboards (UrbanSim/Deepblocks) showing:

- Portfolio performance

- Redevelopment ROI scenarios

- Market rent vs. actual rent gaps


4. Preferred Certifications

- Esri Technical Certification (GIS for Real Estate)

- Mashvisor Rental Property Analyst Badge
