Description
Property Operations-
Oversee daily property operations, including maintenance, repairs, and inspections.
Coordinate with contractors, vendors, and maintenance staff for timely service delivery.
Ensure property meet safety, cleanliness, and operational standards.
Develop a structured business plan for the IT Park covering all key components
of IT Park operation
2. Tenant Management-
Advertise available units and manage leasing activities.
Screen prospective tenants, conduct background checks, and prepare lease
agreements.
Address tenant concerns, maintenance requests, and complaints promptly.
Enforce lease terms and community rules.
Develop and maintain a long term beneficial relationship with all existing tenants
and Retail Groups to ensure continued and future business.
3. Financial Management-
Collect rent, security deposits, and other fees.
Monitor accounts payable/receivable, prepare financial reports, and manage budgets.
Reduce arrears by following up on late payments and initiating legal processes when necessary.
Optimize property revenue through pricing strategies and occupancy management.
4. Maintenance & Inspections-
Schedule and oversee routine maintenance, repairs, and property improvements.
Conduct regular property inspections to identify issues and ensure compliance.
Maintain maintenance logs and ensure timely resolution of issues.
5. Compliance & Documentation-
Ensure compliance with local, state, and federal housing laws.
Maintain accurate records of leases, inspections, maintenance, and finances.
Manage insurance claims and coordinate with legal teams when needed.
6. Owner Relations-
Provide owners with regular updates on property performance and financials.
Develop and implement strategies to enhance property value- ensure adherences to corporate brand guidelines.
Advise owners on market trends, occupancy rates, and capital improvements.
Skills-
Strong communication and customer service skills. Should possess good English skills (both written and spoken) ability to speak and understand Marathi is an
advantage.
Knowledge of property management software.
Budgeting, financial analysis, and reporting.
Problem-solving and conflict-resolution abilities.
Understanding of housing laws and leasing procedures.
Strong understanding of facility management.
Good understanding of IT Park operations and associated policies and procedures.
Good understanding of IT Park marketing, advertisement and promotion.
Good experience in managing Service Level Agreements eg housekeeping, security,
facilities management, AMC’s etc.
Strong negotiations and sales skills.
Excellent interpersonal skills.
Leadership and decision making qualities are essential.
A good hands on team player with strong analytical skills.
Able to be trusted with confidential and sensitive company information
Experience
A go getter with at least 5-12 years hands on experience across all functions of facility/
Asset management and tenant relationship across large commercial assets of which at
least 5-8 years should be in IT Park operations. Experience in commercial leasing will be
an added advantage.
Education-
Civil/Mechanical Engineering Degree with sound knowledge of maintenance and
operations of HVAC systems, DG Sets, Transformers etc.
