Job Description

Role Overview: As a Property Manager, your objective is to provide an efficient and effective Property Management service, ensuring a professional and proactive management approach. Key Responsibilities: - Provide a comprehensive Property Management service to ensure that all amenities are resourced and maintained to a high-class industry standard. - Ensure all services are performed as per Standard Service Specifications. - Prepare Property management budgets and perform collection efficiently. - Manage the budget effectively and aim for cost savings without compromising service quality. - Maintain site accommodation and services in a cost-effective manner through contractors and direct labor. - Ensure occupation of sites complies with statutory legislation. - Appraise and develop staff to maximize their contribution. - Liaise proactively with local and Delhi municipal authorities. - Interview, select, hire, supervise, and review qualified Property operation staff. - Advise Management Commercial to ensure compliance with statutory requirements like licenses and permits. - Submit all client deliverables promptly. - Act as a liaison to local community public interest groups. - Oversee all vendor bidding. - Maintain a critical eye on all aspects of Property physical care. - Formulate strategic directions for effective Property operation management. - Provide suitable business controls and administer policies, processes, and procedures. - Formulate budgeting controls and advise management on budgeting. - Monitor SLAs and KPIs for effective service delivery. - Review and sanction annual business plans. - Ensure consistent application of company policies and procedures to required standards. - Manage data and emails efficiently and update client files regularly. - Address owners/tenants queries verbally and in written form. - Manage on-site staff and relevant employment issues. - Oversee budget, billing, and ensure timely completion of tasks. - Conduct regular site visits to ensure building maintenance. - Communicate management issues to residents. - Ensure compliance with Health & Safety regulations and implement General and Fire risk assessment recommendations. - Review and agree on all circular and client correspondence. - Resolve emergency maintenance issues promptly. - Facilitate learning and development for the team members. - Build exemplary relationships and communicate effectively with various stakeholders. - Streamline processes and resources for achieving project deadlines. - Supervise and monitor service staff performance for superior customer service. - Coordinate training activities for upgrading technical skills of employees. - Finalize AMC and coordinate further actions. - Formulate and implement Preventive Maintenance strategies. - Develop and enforce effective Asset-specific maintenance and safety procedures. - Ensure proper signoffs for attendance and cost sheet submissions. - Ensure timely submission of client-approved cost sheets and follow up for invoices. - Ensure compliance with all requirements and report closures for various activities/training. Qualification Required: - Bachelor's/master's or equivalent degree with 5-10 years of experience in Hospitality/Property Management Industry. - Ability to train, assign, organize, prioritize, motivate, supervise, and evaluate assigned employees and contractors. - Proficiency in preparing and presenting accurate reports. - Good knowledge of computer applications. - Strong communication skills, both oral and written. - Ability to perform duties accurately and swiftly under time-sensitive deadlines and emergency situations.
