Manager - Civil Contract

Job Summary

Successful candidate will mandatorily possess good communication skills/soft interpersonal skills, understanding of real estate construction domain along with the Analytical and Presentation skills. The incumbent will manage and oversee the entire civil contracting process for real estate projects. This includes contract negotiations, rate analysis, vendor management, compliance with local regulations, and ensuring timely and cost-effective execution of civil works.

Role & responsibilities

• Material & Specifications Knowledge:

  Understand construction materials and specifications for civil and interior works, ensuring quality and compliance with project standards.

• Vendor/Contractor Selection:

  Manage the prequalification and selection of vendors/contractors for civil, interior finishes, and faade works.

• Techno-Commercial Evaluation:

  Evaluate BOQs, ensuring alignment with technical specifications and completeness of item descriptions.

• Tender Documentation & Process:

  Prepare and issue tender documents, float tenders to pre-qualified contractors, and manage the bid process.

• Bid Management & Negotiations:

  Review bids, prepare comparisons, and lead technical and commercial negotiations to secure the best value.

• Contract Administration:

  Draft work orders and contracts, resolve any issues during execution, and release purchase orders.

• Rate Analysis & Market Feedback:

  Conduct rate analysis for extra items and handle vendor interactions to manage costs.

• Contract Amendments & Claims Management:

  Handle contract amendments due to design or site changes and manage claims and escalations as per CPWD standards.

Preferred candidate profile

• Bachelors or masters degree in civil or related discipline or MBA in supply chain or contracts management.
• Minimum 8 years of experience in leading Real Estate firms.
• Knowledge of project management software or tools like MS Project & Primavera.
• Strong knowledge of civil engineering principles, construction methodologies, and contract law and regulatory frameworks.
• Strong network of contractors, vendors & industry stakeholders and proven track record of delivering large-scale real estate projects.
