Job Description

Purpose/Objective


    To manage and monitor all end-to-end land and estate activities for the assigned Business Unit, including land acquisition, documentation, compliance, estate upkeep, lease management, stakeholder coordination, and supporting strategic decisions related to land assets.

Key Responsibilities of Role


    1. Land Acquisition & Due Diligence - Identify land requirements for the BU in line with expansion plans. - Coordinate property surveys, feasibility studies, and valuation. - Facilitate legal due diligence, title verification, encumbrance checks. - Liaise with government departments, consultants, local authorities, and brokers. 2. Documentation & Legal Compliance - Maintain and update all land records, agreements, title deeds, and maps. - Ensure compliance with statutory requirements for land and property. - Work closely with legal teams for drafting, reviewing, and executing MOUs, sale deeds, lease agreements, and NOCs. 3. Estate Management - Oversee estate operations, including upkeep of properties, facilities, security, and utilities. - Periodic inspections of land and estate assets. - Manage tenancy issues, lease renewals, rent collection (if applicable). - Address and resolve land disputes, encroachments, and local issues. 4. BU Coordination & Internal Support - Act as a single point of contact for the BU for all land-related matters. - Support BU leadership with land insights, risk assessments, and utilisation reports. - Coordinate with Finance, Projects, Legal, Admin, and corporate teams. 5. Data Management & Reporting - Maintain GIS/land database, estate inventory, and digital documentation. - Prepare MIS reports, dashboards, utilisation statements, and compliance trackers. - Present monthly status updates to BU Management and Corporate. 6. Vendor & Stakeholder Management - Manage external vendors such as surveyors, valuers, legal firms, and estate maintenance contractors. - Ensure cost-effective and compliant service delivery. 7. Risk & Cost Optimisation - Identify risks related to land, legal issues, or estate maintenance. - Support in budgeting, cost optimisation initiatives, and long-term asset planning. B. Growth Requirements at Each Level 1. Functional Competency Growth - Progressively deeper knowledge of land laws and regulations. - Ability to handle increasing complexity (village-level issues district-level state-level). - Mastery in documentation, compliance, and GIS/land tech systems. - Estate operations management experience. 2. Responsibility Growth - Entry Level: Data management, documentation support, coordination. - Mid-Level: Independent handling of land transactions, vendor management, BU interfacing. - Senior Level: Strategic planning, negotiation, dispute resolution, policy creation. - Leadership Level: Multi-BU oversight, risk modelling, large-scale estate strategies. C. Professional Development Plan Technical Training - Land law updates - GIS & digital mapping tools - Property drafting & registration - Valuation and surveying - Compliance & regulatory frameworks Soft Skills Training - Negotiation - Conflict resolution - Project management - Stakeholder management - Leadership development D. Succession Planning - Identify high performers for fast-track growth. - Assign them exposure to cross-BU land management. - Provide mentorship from senior leaders. E. Role Rotation Opportunities - Between Land Documentation, Estate Management, Compliance, Acquisition - Across different BUs to broaden experience F. Performance Evaluation Framework 1. Quarterly KPI scoring 2. 360 feedback (for manager levels and above) 3. BU feedback for service delivery 4. Individual Development Plan (IDP) review every 6 months

Qualifications and Experience


    Qualifications & Experience - Bachelor’s degree in engineering / Geography / Real Estate / Law / Business Administration (as applicable). - Experience: 2–20+ years depending on level. (Depending upon garde can be decided) - Preferred: Exposure to large organisations with multiple BUs, government liaison experience.
