Roles and Responsibilities Operations: Assist and manage the entire property management services operations by defining achievable and measurable goals for the team and participating in and supporting operations at all levels Participate in all decision-making and development processes that have a positive effect on the overall operations across the portfolio Encourage the team to adapt to initiatives like waste management, lean management, ISO certification implementation, property management software, help desk, and command centre, to improve overall operational effectiveness. Interact with departments like Legal/ Finance/ BD/ Projects/ Contracts/ Design etc. to ensure smooth functioning at project-level operations Actively meet and understand client needs to bring in a higher level of client satisfaction Understand and offer optimal solutions to all client escalations Strive to deliver consistent quality services to all stakeholders: internal and external Statutory Compliance: Ensure that all the statutory compliances are met. Conduct regular reviews of operations of all the Property management companies managing the company’s assets and ensure that the SLAs are met. Compliance & Reporting: Ensure all HSSE-related documentation is up-to-date and accurate. Prepare and submit necessary reports to regulatory bodies. Stay aware of current changes in legislation and best practices related to HSSE. Security Management: Develop and enforce security policies and procedures to safeguard people, property, and information. Oversee the implementation of security systems, such as CCTV, access control, and alarm systems. Coordinate with law enforcement agencies and emergency responders as needed. Safety: Develop, implement, and review health and safety policies and procedures. Conduct regular risk assessments and safety audits. Ensure compliance with local, state, and federal health and safety regulations. Investigate incidents and accidents and implement corrective actions. Provide safety training and awareness programs for staff and members. Environmental Management: Develop and implement environmental policies and initiatives to promote sustainability. Monitor environmental performance and ensure compliance with environmental regulations. Lead initiatives to reduce waste, energy consumption, and carbon footprint. Promote environmental awareness among staff and members. Emergency Preparedness: Develop and maintain emergency response plans for various scenarios (e.g., fire, medical emergencies, natural disasters). Conduct regular emergency drills and training sessions. Ensure emergency equipment (e.g., fire extinguishers, first aid kits) is available and functional. Team Collaboration: Work closely with management to integrate HSSE considerations into business decisions. Collaborate with other departments to address HSSE issues. Promote a culture of continuous improvement in HSSE practices. Preferred qualifications Qualification: Bachelor’s degree in occupational health and safety, Environmental Science, Security Management, or a related field. Experience: Minimum of 8 years of experience in a similar role, preferably within the coworking or real estate industry. Excellent verbal and written communication skills, including the ability to effectively communicate with internal and external customers. Excellent computer proficiency (MS Office – Word, Excel, and Outlook). Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service.
