Role Overview


overall day-to-day operations, maintenance, safety, and coordination

vendor coordination, preventive maintenance oversight, and on-ground supervision


Key Responsibilities


1. Building Operations & Maintenance


  • Oversee daily operations of the entire building including lobby, elevators, parking floors, tenant floors, rooftop, and pool.
  • Ensure all building systems are functioning optimally:
  • Elevators
  • VRF air-conditioning systems
  • Electrical systems (DG, panels, lighting)
  • Plumbing and drainage
  • Water pumps, tanks, and filtration systems
  • Conduct

    daily inspections

    of common areas and critical equipment.
  • Maintain high standards of cleanliness, hygiene, and presentation across the property.

2. Vendor & AMC Management


  • Coordinate with external vendors for:
  • Elevator maintenance
  • VRF AC servicing
  • Electrical and plumbing repairs
  • Pool maintenance and water quality checks
  • Housekeeping, pest control, and security services
  • Raise service requests, follow up until resolution, and ensure quality of work.
  • Track and manage

    Annual Maintenance Contracts (AMCs)

    and service schedules.
  • Verify vendor bills against work completed before approval.

3. Tenant & Occupant Coordination


  • Act as the

    single point of contact

    for tenants regarding building-related issues.
  • Address and resolve complaints related to common areas, utilities, or infrastructure.
  • Coordinate with tenants for planned maintenance, shutdowns, or inspections.
  • Maintain a professional, service-oriented relationship with all occupants.

4. Rooftop & Swimming Pool Management


  • Ensure the rooftop area and pool are:
  • Clean, safe, and well-maintained at all times
  • Compliant with safety and hygiene standards
  • Coordinate with pool maintenance vendors for:
  • Regular cleaning
  • Chemical dosing and water quality checks
  • Equipment maintenance (filters, pumps, heaters if applicable)
  • Monitor usage and report any misuse or safety concerns immediately.

5. Safety, Security & Compliance


  • Ensure building safety protocols are followed at all times.
  • Monitor security staff and CCTV operations.
  • Conduct regular checks of:
  • Fire safety systems
  • Emergency lighting
  • Exit signage
  • Maintain records for compliance with local authorities, if required.

6. Reporting & Documentation


  • Maintain logs for:
  • Daily inspections
  • Breakdown incidents
  • Vendor visits and repairs
  • Prepare basic monthly reports covering:
  • Maintenance issues
  • Expenses
  • Pending repairs
  • Escalate critical issues to ownership/management promptly with solutions.

Skills & Qualifications


  • 5+ years of experience as a

    House Manager / Facility Manager / Building Supervisor

    (residential or mixed-use).
  • Strong understanding of:
  • VRF AC systems (operational coordination level)
  • Elevators, electrical and plumbing systems
  • Excellent vendor management and follow-up skills.
  • Good communication skills in

    English and Hindi

    (local language a plus).
  • Hands-on, proactive, and problem-solving mindset.
  • Comfortable with emergency handling and after-hours coordination when required.

Working Hours


  • 6 days a week
  • Availability for emergencies beyond working hours when required.
