Job Description

Role Overview The incumbent will lead and oversee all facets of redevelopment projects — from feasibility to completion — ensuring technical excellence, financial viability, and full regulatory compliance. The role demands strategic vision, hands-on execution skills, and the ability to manage multidisciplinary teams and external stakeholders. --- Key Responsibilities 1. Technical Oversight Drive end-to-end project planning, design coordination, and execution for redevelopment projects. Review and approve architectural, structural, and MEP designs ensuring compliance with redevelopment norms and project goals. Supervise tendering, vendor selection, and contract management. Monitor construction progress, quality standards, timelines, and safety protocols. Resolve on-site technical challenges and coordinate with consultants, contractors, and site teams. 2. Financial Management Prepare and monitor project budgets, cost estimates, and cash flow forecasts. Evaluate financial feasibility of projects, including ROI, IRR, and funding requirements. Liaise with banks, investors, and financial institutions for project financing. Implement cost control measures without compromising quality and timelines. Track sales, collections, and ensure financial closure of projects. 3. Regulatory & Legal Compliance Oversee all statutory approvals from planning authorities, municipal bodies, and government agencies. Ensure adherence to RERA, DCPR, Development Control Regulations, and other applicable laws. Manage title due diligence, conveyance, and legal documentation related to redevelopment. Coordinate with housing societies, cooperative housing federations, and governing bodies for smooth clearances. Handle public relations and negotiations with society members, tenants, and other stakeholders. --- Qualifications & Experience Bachelor’s degree in Civil Engineering / Architecture; MBA in Finance / Project Management preferred. 15+ years of experience in the real estate sector, with at least 5 years in redevelopment projects. Strong knowledge of construction technology, urban redevelopment policies, and local bye-laws. Proven track record of delivering large-scale projects on time and within budget. --- Skills & Competencies Strategic thinking with hands-on problem-solving skills. Strong negotiation and stakeholder management abilities. Financial acumen with budgeting and cost control expertise. Excellent leadership and team-building capabilities. In-depth knowledge of regulatory processes in real estate redevelopment
