Job Description

The Facilities Manager will be responsible for the efficient operation, maintenance, and management of all building systems and services within the properties of a Real Estate company located in Andheri, Mumbai. This role requires a proactive approach to facility management, ensuring that all properties are safe, well-maintained, and compliant with regulatory requirements. The ideal candidate will have a strong background in facilities management, excellent organizational skills, and the ability to manage multiple properties simultaneously. Key Responsibilities: Facilities Operations and Maintenance: - Oversee the daily operations of all building systems, including HVAC, electrical, plumbing, and security systems. - Develop and implement preventive maintenance programs to ensure the longevity and reliability of all facilities. - Coordinate and supervise repair and maintenance work, ensuring minimal disruption to building occupants. Property Management: - Manage the upkeep of grounds, common areas, and building exteriors to maintain a high standard of appearance and functionality. - Ensure all properties comply with local building codes, safety regulations, and company standards. - Coordinate with contractors and service providers for routine maintenance, repairs, and renovations. Budgeting and Cost Management: - Develop and manage the facilities budget, ensuring cost-effective solutions for all maintenance and operational activities. - Monitor expenses and implement cost-saving measures without compromising on quality. - Prepare and present regular reports on facility operations, maintenance activities, and budget performance. Vendor and Contractor Management: - Establish and maintain relationships with vendors, suppliers, and service providers to ensure quality services and materials at competitive prices. - Negotiate contracts and manage the performance of third-party service providers. - Ensure contractors and service providers adhere to safety protocols and regulatory requirements. Health, Safety, and Compliance: - Ensure all facilities comply with health and safety regulations, including fire safety, emergency preparedness, and environmental standards. - Conduct regular safety inspections and audits to identify risks and implement corrective actions. - Develop safety training programs for staff and occupants. Space Planning and Utilization: - Coordinate space planning to optimize available space within the properties. - Manage moves, additions, and changes with minimal disruption. - Work with project managers and architects on space planning for new developments or renovations. Qualifications: - Bachelors degree - 3+ years of experience in facilities management, preferably within real estate or property management. - Strong knowledge of building systems, maintenance procedures, and safety regulations. - Excellent organizational and project management skills. - Strong leadership and team management abilities. - Proficiency in facilities management software and tools. - Strong communication and interpersonal skills.,
