Job Purpose

To provide strategic leadership and management for the entire real estate portfolio, ensuring the delivery of world-class facilities management, asset optimization, and a superior experience for residents/tenants in luxury high-rise developments. The role involves transitioning sites from the project/development phase to operational management and ensuring all properties operate efficiently, safely, and sustainably. 

Key Responsibilities

  • Strategic Planning & Leadership:

     Develop and execute a comprehensive strategy for the management, maintenance, and development of all facilities and estates, aligning with the company's luxury brand and long-term objectives.
  • Property & Operations Management:

     Oversee all aspects of daily operations and maintenance for high-rise buildings, including MEP (Mechanical, Electrical, and Plumbing) systems, HVAC, fire & safety equipment, elevators, security, and soft services (housekeeping, landscaping, etc.).
  • Project & Transition Management:

     Manage the transition process from construction/project teams to facility operations, including snagging/de-snagging, handover to end-users, and managing capital improvement projects and renovations.
  • Financial Oversight & Budgeting:

     Develop, manage, and monitor operational (OpEx) and capital (CapEx) budgets, ensuring cost-effectiveness, financial balance, and identifying cost-saving opportunities without compromising quality.
  • Compliance & Risk Management:

     Ensure strict compliance with all local, national, and international laws, regulations, and safety standards, including health & safety (EHS), fire safety, and building codes. Conduct regular audits and risk assessments.
  • Vendor & Contract Management:

     Select, negotiate, and manage contracts and service level agreements (SLAs) with external vendors and third-party service providers, ensuring high standards of performance and value for money.
  • Stakeholder & Tenant Relations:

     Serve as the primary point of contact for high-profile tenants/residents and internal stakeholders, ensuring high satisfaction levels and managing all concerns and escalations in a professional and timely manner.
  • Sustainability & Innovation:

     Lead the development and implementation of sustainability initiatives and smart building technologies to enhance operational efficiency, reduce environmental impact, and maintain a modern, high-tech environment.
  • Team Leadership & Development:

     Lead, mentor, and motivate a high-performing team of facility managers, engineers, and support staff, fostering a culture of collaboration, excellence, and continuous improvement. 

Qualifications & Skills

  • Education:

     A Bachelor's or Master's degree in Facilities Management, Engineering, Real Estate, Business Administration, or a related field is highly desirable.
  • Experience:

  • Minimum of 10-15+ years of relevant experience in property and facilities management, with substantial experience in managing high-rise commercial or luxury residential properties.
  • Proven experience in a senior management or leadership role.
  • Strong technical background in building systems operations (HVAC, electrical, plumbing, life safety).
  • Demonstrated experience in project management, budget management, and contract negotiation.
  • Skills:

  • Exceptional leadership, communication, and interpersonal skills.
  • Strong financial acumen and analytical thinking abilities.
  • Knowledge of real estate management software
