Business Development Manager (BDM)

Job Posting: Business Development (HBD) Manager – Facility Services Territory: Noida & Gurugram high-rise corridors  Experience: 5–8 years selling housekeeping, janitorial or FM contracts to developers / RWA / facility heads    We are a 3000-strong facility-management firm headquartered in Noida, currently PROVIDING FACILITY AND CLUB MANAGEMENT SERVICES TO 35 + BRANDS. To triple our footprint, we need a hunter-grade BD Manager who can open doors, read tenders and close multi-year deals before the competition wakes up.   Your mission, should you choose to accept: - Map every upcoming & existing high-rise (30 m +) in Noida Expressway, Greater Noida West and Gurugram Golf-Course Extension; build a 200-project pipeline  - Cold-call, doorstep and network with Developers, Facility Heads, RWA Presidents & PMCs; secure meetings within 48 hrs of lead receipt  - Craft customised SOWs covering housekeeping, facade cleaning, waste management, steam sanitization and mechanized scrubbing; present ROI & compliance scorecards  - Lead pre-bid walks, rate analysis, BOQ finalization; ensure gross margin ≥ 18 %  - Negotiate 1–3-year contracts, escalation clauses and KPI-based bonus models; close minimum ₹3 Cr annualized revenue every quarter  - Liaison with ops for smooth takeover, SLAs and upsell AMCs, pest control, marble crystallization  - Maintain CRM daily; forecast 90-day revenue with 95 % accuracy  - Represent company at CREDAI, NAREDCO, RWA summits; publish case studies to build brand pull    Must-pack in your kit: - Proven track record of bagging housekeeping/FM contracts worth ₹10 Cr + from builders or commercial parks  - Excellent Hindi & English communication; comfortable with P&L sheets  - Bike/4-wheeler license; willing to hustle on-site 4 days a week  - MBA or equivalent hustle mindset
