Location : Kottayam Operations Management1. Identification, negotiation and licensing of new land for projects2. Licensing and land related matters of villas of the concerned Branch, obtaining completion,door numbers, settlement of all statutory dues to the various authorities3. Liaising with KSEB, KWA, Fire Force, Railway Authorities, HDFC, registration authorities etc.4. Ensuring timely completion of projects encircling Commercial, Engineering and marketingactivities5. Implementation and proper upkeep of QuadraProject Management1. Project Planning2. Overseeing finalization of tenders / documents in coordination with Head of Engineering3. Monitor and control the project plan to ensure timely completion while ensuring that all targetsare met and that all necessary systems and standards are in place to comply with companyand regulatory requirements.4. Monitoring cost of construction vis--vis prefixed estimateMaterials Management1. Materials Purchase in the Branch2. Overseeing control on site inventory3. Overseeing purchase of materials and ensuring timely supply with focus on competitors rateFinancial Management1. Effective management of the Branch as an independent profit centre2. Researching and reporting on factors influencing business performance with regard to thebranch3. Monitoring cash flow4. Overseeing budgetary control5. Planning and administering the timely processing of payments6. Assessing/forecasting the financial implications of new or existing ventures7. Overseeing and ensuring timely compliance of statutory payments and filing of returnsMarketing Management1. Monitor the performance of sales staff and take remedial action where necessary to ensurethat sales targets are met.2. Direct and control staff in the implementation of branding activities and initiatives to ensurethat they are appropriately motivated and trained and carry out their responsibilities to therequired standards.3. Ensuring total customer satisfaction through providing customer care solutions and reducingcustomer complaints4. Ensuring effective after sales services5. Formation of Association for completed projects6. Effective coordination with VP Marketing and submission of periodical reports7. Submission of market intelligence report on monthly basis8. Periodic customer satisfaction analysisHR & Admin1. Coordination with Human Resources Department for manpower planning, recruitment,performance management, training etc.2. Ensuring the updating of Fixed Assets Register3. Coordinating with Corporate Office for implementing ISO standards4. Public Relation and image building of the Branch5. Any other responsibility that the Management shall vest on you from time to time as and whenrequired
