Profile

• Supervise excavation, foundations, RCC works, masonry, waterproofing, and structural finishing.
• Monitor quality as per IS codes, NBC norms, and consultant specifications.
• Conduct site inspections, snagging, and rectifications for compliance.

Interior & Finishing Works

• Execute wall finishes, ceilings, flooring (marble, granite, natural stone, tiles, wooden/engineered flooring).
• Manage polishing, painting, cladding, and other high-end finishes.
• Ensure detailing and tolerance levels meet luxury residential benchmarks.

Joinery & Carpentry

• Supervise design, fabrication, and installation of wardrobes, doors, windows, kitchen modules, and custom joinery.
• Verify shop drawings, hardware selection, polish, and finish quality.

Pools & Water Features

• Manage complete pool construction (structural shell, waterproofing, plumbing, tiling, filtration, and MEP integration).
• Coordinate with vendors for water features, fountains, and special finishes.

Landscaping & External Development

• Supervise hardscape (driveways, pathways, boundary walls, external lighting).
• Oversee softscape (planting, turfing, irrigation systems).
• Liaise with landscape architects for execution compliance.

Turnkey Coordination

• Integrate all trades (civil, interiors, joinery, MEP, landscaping, pool contractors) into a single execution plan.
• Prepare BOQs, rate analysis, and cost estimates; certify contractor bills.
• Control procurement schedules for long-lead items (stone, imported fittings, HVAC, sanitary ware).
• Ensure timely handover in line with baseline schedule and client expectations.

Technical Competencies

• Proficiency in 

  AutoCAD, MS Project/Primavera, and advanced MS Excel

  .
• Strong working knowledge of MEP (electrical, HVAC, plumbing, fire-fighting) as it integrates with interiors.
• Familiarity with high-end finishes (marble, veneers, imported sanitary ware, lighting systems).
• Proven experience managing 

  end-to-end turnkey villa execution.

• Strong stakeholder management with architects, consultants, vendors, and clients.
• Leadership in managing site teams, subcontractors, and labor.
• High attention to detail and commitment to quality.
• Strong reporting and documentation discipline.
• Ability to deliver under tight timelines without compromising finish.

Candidate Profile

• Civil Engineer with 8–10 years of site execution experience in luxury residential/villa projects or high-end hospitality.
• Background in 

  corporate developers or reputed contractors

   preferred.
• Demonstrated track record of handling 

  civil, interiors, joinery, pools, and landscaping

  .
• Fluency in English required; local language proficiency an advantage.
