Objective:

Lead strategic retail expansion and optimize the existing store portfolio to strengthen Skechers’ market presence and profitability across premium retail locations in India.


Key Responsibilities

1. Property Acquisition & Documentation

  1. Identify, evaluate, and acquire properties in premium malls and high-footfall retail locations.
  2. Oversee complete documentation for new store openings, relocations, and reprofiles.
  3. Streamline approval workflows to accelerate store launch timelines.

2. Project Leadership & Compliance

  1. Lead end-to-end expansion projects from initiation to launch, ensuring timely delivery.
  2. Ensure legal and regulatory compliance for new store openings (NSO) and lease renewals.
  3. Maintain robust project tracking and provide transparent reporting to senior stakeholders.

3. Stakeholder & Partnership Management

  1. Build and nurture strong partnerships with mall management, developers, and consultants.
  2. Act as the primary SPOC for property-related negotiations and transactions.
  3. Strengthen external networks to secure competitive and strategic locations.

4. Cross-Functional Collaboration

  1. Partner with Legal, Operations, Finance, Marketing, and Project teams to deliver seamless execution.
  2. Align interdepartmental objectives to support business expansion or store exits.
  3. Enable integrated solutions that drive both operational efficiency and market impact.

5. Strategic Analysis & Business Expansion

  1. Conduct in-depth site feasibility and due diligence (commercial, financial, legal).
  2. Drive expansion strategies through evaluation of new markets and optimization of existing portfolio.
  3. Negotiate favorable commercials and rental agreements to ensure long-term profitability.
  4. Manage portfolio renewals to safeguard business continuity.
  5. Introduce process improvements for cost efficiency and accelerated growth.

Candidate Profile

  • 10–14 years of proven experience in retail property acquisition, leasing, or expansion.
  • Strong track record in handling large-scale retail projects across premium malls and high-traffic zones.
  • Demonstrated expertise in negotiation, stakeholder management, and compliance oversight.
  • Strategic thinker with execution focus, strong networking skills, and ability to influence outcomes.
  • MBA/PG in Real Estate, Business Management, or related field preferred
