L.L.B. from a reputed institute.

WORK EXPERIENCE

12 to 16 years experience in Legal role with organizations across industries. Prior experience in a Real Estate Organization is mandatory.

PERSONAL ATTRIBUTES

We are looking for a dynamic, high-energy individual, who has worked with well-known organizations, with proven track record in a highly competitive market. Should possess exceptional communication and should be able to handle the legal matters for the Pune Region.

RESPONSIBILITIES

  • Land Acquisition Preliminary title due diligence (Search, Mutation entries, Title Chain documents, Public Notice), Drafting MOU and the other required documents for land acquisition.
  • Change in user of Land (N.A. Approvals), Provide legal advice based on due diligence regarding land acquisition for new projects and completion of necessary formalities etc.
  • To check Deed of Conveyance, Agreement/s under MOFA & RERA
  • Draft the Vendor Agreements, Service Agreements, Undertakings, Declarations, Memorandum of Understanding, Lease Deeds, Leave & license Agreements, Drafting and vetting of Bank Guarantees, Vetting of Loan/Mortgage deeds/documents,
  • Prepare Indemnity bonds, Non-Disclosure Agreement (NDA), Power of Attorney (POA), Sub-Dealer, Sale agreements, settlement deeds/agreements, Consent terms.
  • Drafting and vetting Search papers/Reports, Letter of Intents, SRA project related documents.
  • Formation of Co-operative Housing society on completion of project and handing over process, Deregistration of the Co-operative housing society/ies,
  • RERA Registration for the project, periodic updates and documentation.
  • Representing the company before court/s, different forums e.g. Consumer Forum and commissions, various statutory authorities, Local Judicial.
  • To devise appropriate legal strategies for legal cases involving the organization as per assessment of case history.
  • Draft replies to the Notices, addressing Consumer complaints, written Statements, Declarations, Rejoinder, Affidavit in Reply, Evidence in Chief, Written Notes of Arguments, and preparing pleadings (notes) under various provisions of law such as civil suits for recovery as well of Specific Performance Act.
  • Handling various issues relating to civil, criminal, co-operative, corporate and commercial cases, Arbitrations and reconciliation matters, recovery and dues.
  • Attending meetings with the land owner for closure of the terms of deed/ transaction on due negotiations.
