Job Purpose

The Sales Head is responsible for driving revenue generation, sales strategy, team performance, and customer experience across all real estate projects. This role provides leadership in planning, executing, and achieving sales targets while ensuring brand positioning, strong customer engagement, and seamless coordination with cross-functional teams.

Key Responsibilities

1. Sales Strategy & Planning

  • Develop and implement sales strategies aligned with business objectives.
  • Prepare annual and monthly sales plans with clear KPIs and targets.
  • Analyse market trends, competition, pricing scenarios, and demand patterns.

2. Revenue & Target Achievement

  • Drive sales numbers across all ongoing and upcoming projects.
  • Monitor daily, weekly, and monthly sales performance.
  • Ensure timely closure of leads and achieve conversion benchmarks.

3. Team Leadership & Performance Management

  • Lead and mentor sales managers, executives, tele callers, and CRM teams.
  • Set targets, monitor performance, and conduct regular review meetings.
  • Identify skill gaps and conduct training for negotiation, closing, and product knowledge.

4. Lead Management & CRM Oversight

  • Ensure seamless lead flow from digital marketing, channel partners, and walk-ins.
  • Drive high-quality interactions, follow-ups, and conversion rates.
  • Oversee CRM processes and ensure accurate data reporting.

5. Pricing, Inventory & Offers

  • Review and approve pricing, discounting, and negotiation frameworks.
  • Monitor inventory health and ensure smooth management of available units.
  • Plan periodic sales schemes, offers, and festive campaigns.

6. Channel Partner Management

  • Build strong relationships with channel partners and brokers.
  • Conduct CP meets, project briefings, and incentive programs.
  • Ensure partner performance aligns with project goals.

7. Customer Relationship & Experience

  • Ensure superior customer experience across sales touchpoints.
  • Handle escalated customer concerns and ensure timely resolution.
  • Ensure transparency, professionalism, and compliance in all customer interactions.

8. Project Coordination

  • Work closely with Project, Finance, Legal, and CRM teams.
  • Provide insights for project planning, pricing decisions, and launch strategies.
  • Ensure availability of updated collaterals, brochures, sample flats, and digital assets.

9. Reporting & MIS

  • Drive weekly and monthly MIS reporting for management.
  • Present sales forecasts, risk analysis, and action plans.
  • Maintain dashboards for lead performance, sales funnels, and revenue projections.

10. Compliance & Documentation

  • Ensure all sales transactions comply with RERA, company policies, and legal norms.
  • Review and approve booking forms, allotment letters, and agreements.
  • Ensure documentation accuracy and timely coordination with Legal & CRM.

Required Qualifications

  • Bachelors degree (BBA/B.Com/B.E.) MBA preferred.
  • 10 - 20 years of experience in real estate sales (residential/commercial).
  • Proven track record of achieving high-value sales targets.
  • Experience in leading large sales teams and handling multiple projects.
