Role Description The Business Development Manager – Redevelopment is responsible for identifying, evaluating, and acquiring real estate redevelopment opportunities (including societies, old buildings, and slum rehabilitation projects). The role includes liaising with housing societies, managing legal and regulatory processes, building stakeholder relationships, and driving end-to-end project acquisition for redevelopment. Key Responsibilities: 1. Society & Redevelopment Acquisition Identify potential housing societies or properties suitable for redevelopment. Build and maintain relationships with society members, secretaries, and managing committees. Pitch the redevelopment proposal, present feasibility, and negotiate terms of redevelopment agreements. 2. Legal & Regulatory Coordination Coordinate with legal advisors to ensure due diligence and prepare MOU, Development Agreements, etc. Ensure adherence to local development authority regulations (DCPR, RERA, MHADA/SRA if applicable). Oversee documentation and approvals from government bodies (Municipal Corporation, Urban Development Dept.). 3. Feasibility & Project Evaluation Conduct technical, financial, and commercial feasibility studies of potential projects. Coordinate with architects, valuers, and finance teams to estimate project ROI and redevelopment potential. Analyze FSI potential, TDR utilization, and DCR norms. 4. Stakeholder Management Manage expectations of society members and resolve disputes or objections. Liaise with government officials, architects, consultants, and legal professionals. Conduct society presentations, AGMs/SGMs, and obtain LOIs (Letter of Intent). 5. Business Strategy & Reporting Develop and implement a strategy for society acquisition targets. Maintain a database of ongoing leads, follow-ups, and progress tracking. Provide weekly/monthly updates to senior management. Required Skills & Qualifications: Bachelor's Degree (preferably in Business, Law, or Civil Engineering); MBA is a plus. 4–8 years of experience in real estate redevelopment. Strong knowledge of DCPR rules, SRA norms, society laws, and redevelopment frameworks. Excellent communication, negotiation, and interpersonal skills. Ability to conduct on-ground fieldwork and interact with stakeholders at all levels.
