Key Roles & Responsibilities

1. Project Leadership & Ownership

• Act as

  Project Head

  for assigned projects.
• Take end-to-end responsibility from

  feasibility, design development, municipal drawings, GFC preparation, approvals, execution, to OC

  .
• Plan and monitor

  design schedules, approval timelines, and deliverables

  .

2. Design & Technical Control

• Lead

  concept design, schematic layouts, unit planning, parking layouts, podiums, amenities, and façade development

  .
• Prepare and finalize

  municipal drawings

  ,

  GFC drawings

  , working drawings, fire drawings, and statutory submission sets.
• Ensure designs are

  sustainable, cost-efficient, compliant, and execution-friendly

  .

3. Statutory Approvals & Liaisoning

• Handle approvals and coordination with

  BMC / NMMC / CIDCO / SRA / MHADA / Fire Department / AAI / MMRDA / MIDC

  , as applicable.
• Prepare, submit, and track

  plan sanctions, CC, plinth approvals, amendments, and OC

  .
• Ensure full compliance with

  UDCPR 2020, DCPR 2034, NBC, Fire & Life Safety norms, CRZ, and environmental regulations

  .
• Coordinate with external liaisoning consultants where required.

4. Consultant & Inter-Disciplinary Coordination

• Coordinate with

  Structural, MEP, Fire, Façade, Landscape, Environmental, and Traffic consultants

  .
• Resolve design clashes and ensure seamless integration of all services.
• Review and approve consultant drawings before submission and execution.

5. Site Coordination & Execution Support

• Conduct regular

  site visits

  to address architectural and execution issues.
• Respond to

  RFIs, design clarifications, and site modifications

  .
• Approve

  materials, finishes, mock-ups, and sample panels

  in coordination with the developer/PMC.

6. Client, Developer & PMC Interaction

• Lead meetings with

  developers, PMCs, societies, and consultants

  .
• Present design proposals, feasibility options, and approval strategies.
• Act as the

  single-point architectural contact

  for the project.

7. Team Management & Reporting

• Lead and mentor

  junior architects, coordinators, and drafting teams

  .
• Assign tasks, review outputs, and ensure quality control.
• Maintain

  project trackers, approval status, and submission records

  .

8. CC, OC & Project Closure

• Coordinate and manage

  CC, plinth checking, amendments, and OC documentation

  .
• Address compliance observations raised by authorities.
• Support final handover documentation and statutory closures.

Required Qualifications & Skills

• B.Arch (COA registration preferred)

• 15–20years

  of professional experience in Mumbai / Navi Mumbai
• Strong experience in

  High-rise, Redevelopment, Residential, Commercial, or SRA projects

• Proven hands-on experience in

  municipal submissions, GFC drawings, plan approvals, and liaisoning

• Excellent knowledge of

  UDCPR, DCPR, NBC, Fire & Life Safety regulations

• Proficiency in

  AutoCAD, Revit (preferred), and MS Office

• Strong

  leadership, coordination, and communication skills
