Role Description

This is a full-time, on-site role for a Senior Architect located in Chennai. The Senior Architect will oversee architectural design, ensure compliance with safety and regulatory standards, and manage project execution. Responsibilities include collaborating with teams to develop building designs, reviewing technical drawings, and providing guidance to junior staff. The individual will liaise with clients, contractors, and stakeholders to ensure timely delivery of projects, while contributing to innovative and sustainable design solutions.

Position Overview

The Architect – Real Estate is responsible for planning, designing, and overseeing architectural aspects of real estate development projects. This role bridges design and business objectives by ensuring architectural solutions meet market needs, regulatory requirements, budgets, and construction timelines. The architect works closely with developers, consultants, contractors, and internal stakeholders throughout all phases of the project lifecycle.

Key Responsibilities

Design & Planning

• Develop architectural concepts and design solutions aligned with project vision and market positioning.
• Prepare design presentations, conceptual layouts, and feasibility studies for new developments.
• Conduct site analysis, zoning studies, and massing options to support investment decisions.
• Ensure designs comply with local building regulations, zoning codes, and sustainability standards.

Project Coordination

• Coordinate with external consultants (architectural firms, structural, MEP, landscape, façade specialists).
• Review and evaluate consultant drawings, technical reports, and design submissions.
• Work with cross-functional teams including Sales, Marketing, Finance, and Construction to ensure design requirements align with business goals.

Technical Oversight

• Participate in design development (DD), construction documentation (CD), and value-engineering processes.
• Ensure project documents align with quality, cost, and timeline expectations.
• Conduct technical due diligence on projects and properties.

Construction & Execution

• Support construction teams during execution by reviewing shop drawings, RFIs, and material proposals.
• Conduct site visits to ensure design intent, quality standards, and specifications are met.
• Coordinate design changes and approvals during construction.

Stakeholder Management

• Interface with government authorities on design approvals, permits, and compliance.
• Communicate design rationale and project updates to internal leadership and external stakeholders.
• Support customer-facing teams with technical explanations and product specifications when required.

Qualifications

Education & Experience

• Bachelor’s or Master’s degree in Architecture.
• 3–10 years of experience (adjust as needed) in real estate development or architectural design.
• Experience working on residential, commercial, or mixed-use developments is preferred.

Skills & Competencies

• Strong conceptual and technical design skills.
• Proficiency in AutoCAD, Revit/BIM, SketchUp, and Adobe Creative Suite.
• Good understanding of construction methods, real estate development processes, and local regulations.
• Excellent coordination, communication, and problem-solving abilities.
• Ability to manage multiple stakeholders and fast-paced development timelines.

Preferred Qualifications

• Experience in large-scale real estate or master planning projects.
• Knowledge of sustainability practices (LEED, GRIHA, IGBC).
• Understanding of financial feasibility, cost planning, and value engineering.
