Job Title: Non-Litigation-Legal Consultant (Real Estate/Property)

Key Responsibilities:
I. Property Title Verification & Due Diligence:
Reading and interpreting property documents
, including 7/12 Extract, Mutation Entries, Property Cards, Kami Jast Patrak, Pikpani Utara, Aakarfhod/Akarbandh, Revenue Village Form-8A, and related plans.Title tracing
: Prepare detailed flow charts, notes, and family trees to ensure clarity of ownership history.Verification of legal documents
: Checking the legitimacy of prior title documents, POAs, death certificates, probate, and related heir information.Area Calculations
: Ensuring the accuracy of property area through respective documents.Issuance of public notices
and addressing objections raised during public notice periods.Monitoring litigation status
: Investigate ongoing disputes or any litigation related to properties.Ensure compliance with government notifications
: Including Slum Rehabilitation Authority (SRA) Gazette Notifications and other related orders.
II. Drafting of Legal Documents:
- Draft various types of legal documents including but not limited to:
RERA Agreements, Development Agreements, Deeds of Conveyance, Joint Venture Agreements
Memorandum of Understanding, Deeds of Rectification, Cancellation Deeds
Supplementary Deeds, Confirmation Deeds, Partnership Deeds, POAs
Lease Deeds, Allotment Letters, Possession Letters, Sale Agreements
Leave and License Agreements, Resale Agreements, and Reservation Forms
- Ensure the
accuracy and completeness
of all documents and contracts, drafting them in accordance with legal standards and internal policies.
III. Customer Queries & Correspondence:
Respond to customer queries
related to legal documentation and property matters.- Draft detailed
letters and replies
addressing customer concerns and liaising with internal teams (Sales/CCD) to resolve issues. - Prepare
customer care letters
and manage communication with clients as needed.
IV. Research & Legal Updates:
Research and monitor developments in property law
, including amendments in RERA, SRA, and other related real estate laws.Provide regular updates
on legal trends, judgments, circulars, and notices that impact the company's real estate transactions and agreements.Advise the company on new legal requirements
and incorporate relevant changes into existing drafts.
V. Miscellaneous Responsibilities:
- Maintain and update a
database
for daily operations, including research and tracking of judgments and legal notices. - Assist in creating new
legal drafts and clauses
based on evolving legal standards and company requirements. - Ensure compliance with all applicable
SRA, RERA, and property law regulations

Key Skills & Qualifications:
Educational Qualification
: Law Degree (LLB) from a recognized institution. Additional qualifications in property law or real estate law are a plus.Experience
: Minimum 5-7 years of experience in non-litigation legal matters, particularly in property law, real estate transactions, and legal documentation.
