Job Description

We are a leading land development and construction company in Kerala, engaged in Residential Luxury Projects. We are looking for a committed and knowledgeable Legal Officer to support our operations, ensure compliance with state and central regulations, and protect the company’s legal interests throughout the project lifecycle.

Key Responsibilities

Legal Advisory & Compliance

  • Provide legal guidance on property acquisition, construction activities, development approvals, and business operations.
  • Ensure compliance with Kerala Building Rules (KBR), Municipal/Grama Panchayat regulations, RERA (Real Estate Regulation and Development Act), Contract Act, Transfer of Property Act, Registration Act, and other applicable laws.
  • Monitor updates in state laws, government orders, and land-related notifications and advise management accordingly.
  • Support compliance for approvals from LSGD, Town Planning Department, Pollution Control Board, Fire & Safety Department, and other statutory bodies.

Contracts & Documentation

  • Draft, review, and negotiate agreements including sale deeds, land purchase agreements, construction contracts, contractor/subcontractor agreements, JVs, MOUs, lease deeds, and vendor contracts.
  • Prepare and verify RERA-compliant documents, project agreements, and disclosure materials.
  • Vet all legal documents for accuracy, risk exposure, and statutory adherence before execution.

Property & Land Matters

  • Conduct due diligence on land parcels including title verification, encumbrance checks, and validation of revenue records (Thandaper, Aadhar, Basic Tax Receipt, Possession Certificate, Location Sketch).
  • Liaise with Sub Registrar offices, Village and Taluk offices, Municipalities, and Panchayats for registration, mutation, building permits, and compliance certificates.
  • Handle land-related issues such as boundary disputes, right-of-way, easements, and access matters.

Dispute Resolution & Litigation Support

  • Draft legal notices, replies, and pre-litigation communications.
  • Coordinate with external advocates for civil, criminal, consumer, and RERA litigation.
  • Assist management in resolving disputes involving landowners, contractors, suppliers, customers, and regulatory bodies.
  • Maintain systematic records of cases, notices, hearings, and compliance timelines.

Risk Management & Internal Support

  • Identify potential risks in contracts, acquisitions, and project approvals; propose mitigation strategies.
  • Support internal departments (sales, procurement, engineering, HR) with legal clarifications and document verification.
  • Provide basic legal awareness/training sessions for staff as required.

Qualifications & Experience

  • Bachelor’s Degree in Law (LLB) from a recognized university; enrollment with the Bar Council of India / Kerala Bar Council preferred.
  • Minimum 3–5 years of legal experience, ideally within real estate, land development, or construction sectors.
  • Strong knowledge of Kerala property laws, land acquisition processes, building rules, and registration procedures.
  • Familiarity with RERA (Kerala), local self-government approvals, and revenue department protocols.
  • Strong drafting, negotiation, and analytical skills.
  • Proficiency in English and Malayalam (mandatory for land and government interactions).

Pay: ₹360,000.00 - ₹420,000.00 per year
