companys legal affairs related to land acquisition, regulatory compliance, contract management, and
dispute resolution. The ideal candidate will have expertise in real estate laws, contract negotiation, and
statutory compliance within the agro-realty sector.
knowledge and experience specific to the laws and regulations of Andhra Pradesh and
Karnataka.
Conduct comprehensive legal due diligence for properties to be acquired
by the company, ensuring clear titles and compliance with local regulations.
Prepare, review, and negotiate various legal
agreements, including:
Lease deeds, sub-lease deeds, Service Agreements, Letter of Intent (LOI), Service Term
Sheets (Co-Working), leave and License Agreements for commercial office space.
Agreement to Sell, Deed of Absolute Sale, Joint Development Agreement, Memorandum
of Understanding, Release Deed, Will, Partition Deed, Surrender Deed, Gift Deed.
Special Power of Attorney, General Power of Attorney, Mortgage Deed,
Confirmation/Consenting Deeds, Declaratory Affidavit, and other property-related
agreements.
Ensure adherence to local, state, and federal real estate laws and
Provide detailed and well-researched
legal opinions on all properties associated with the company.
Effectively communicate with clients and their legal
representatives to provide legal clarity and persuade them on the legal compliance and
clearance of company-owned properties.
Identify legal risks, develop mitigation strategies, and
represent the company in legal proceedings. Liaise with external legal counsel and manage
disputes related to land, vendors, and regulatory bodies.
Take full responsibility for handling property
related litigation in court, with proven experience in resolving legal disputes through court
proceedings or out-of-court settlements.
Maintain relationships with government authorities for approvals,
compliance, and dispute resolutions.
Handle legal processes and liaise with
government offices such as the Revenue Department, Land Records Office, and Registrar for
land-related approvals, property registrations, and compliance filings. Assist in obtaining and
renewing statutory approvals, including environmental and agricultural clearances.
Represent the company before Thasildar, Assistant Commissioner,
and Deputy Commissioner on revenue-related matters.
Must be highly proficient in obtaining legal
documents from MRO offices or other government departments efficiently, ensuring there are
no unnecessary delays in the process.
Provide legal advice on property-related matters, including land
acquisitions, leases, contracts, and other legal issues. Ensure compliance with real estate,
environmental, and corporate laws.
Ensure all legal activities, including litigation and compliance, are
executed efficiently and within strict timelines.
Work closely with internal departments,
investors, and external agencies to ensure smooth legal operations. Maintain accurate records
of all legal documents and develop legal policies and standard operating procedures.
