Our flagship project, Mountain Mist Coffee Estate, and a pipeline of upcoming states are redefining farmland investment in India. Backed by a team with deep expertise in agriculture and finance, SmartAgro is at the forefront of compliant, transparent, and profitable farmland ventures.

Role Summary:

We are seeking a dynamic Investment Sales Manager who will drive investor subscriptions for SmartAgros fractional farmland projects. In this role, you will be the face of SmartAgro to potential investors educating them about our SPV model, building relationships, and guiding them through the decision-making process. This is not a typical pushy sales job; its a consultative role that requires empathy, credibility, and sharp financial acumen. Youll be instrumental in scaling a new asset class in India, working at the intersection of real estate, agriculture, and investment management.

Key Responsibilities:

  • Investor Lead Management: Identify and engage prospective investors through various channels (inbound inquiries, referrals, events, LinkedIn outreach, etc.). Qualify leads by understanding their investment goals and profile. Maintain an updated CRM with lead interactions and status.

  • Investor Education & Consulting: Clearly articulate SmartAgros

investment model and project specifics to potential investors. Explain

complex concepts (SPV structure, profit sharing, exit process) in simple

terms, instilling confidence and addressing any misconceptions. Use our

sales materials (presentations, brochures, FAQ) to educate clients,

adopting a problem-solution approach rather than a product-pitchapproach.

  • Relationship Building: Build trust-based relationships with investors

(HNIs, NRIs, professionals, institutional small funds). Conduct meetings,

calls, and site visits, making each interaction personalized. Listen

actively to understand client needs and tailor your communication e.g.,

emphasizing steady returns to a conservative investor or highlighting

experiential perks to someone who loves nature.

  • Sales Presentations & Webinars: Lead one-on-one and group

presentations about our projects. Host webinar sessions for interested

leads, walking them through the investment thesis, financial projections,

and Q&A. Be adept at storytelling for instance, conveying the before

and after” of how SmartAgro solves traditional farmland woes. Utilize

visual aids and data effectively during presentations.

  • Objection Handling & Follow-ups: Proactively handle common investor objections (liquidity, legality, returns uncertainty) with factual and reassuring responses. Follow up diligently with prospects by providing any additional info they need (e.g., connecting them with our agronomy expert if they have detailed farming questions, or sharing legal excerpts if they want to vet compliance). Patience and thoroughness in follow-ups are key – given the ticket sizes, investors may take time to decide.

  • Deal Closure: Guide investors through the subscription process once they are ready – this includes sending/providing the term sheet,

coordinating execution of the LLP Agreement and other legal docs, and

assisting with the escrow payment process. Coordinate with our legal

team to ensure all paperwork is correct and with accounts team for

payment confirmations. Essentially, be a project manager for each

investor’s onboarding, making it smooth and confidence-inspiring.

  • Post-Investment Relationship: Ensure a warm handover of new

investors to our Investor Relations/Operations team for ongoing

communication. However, maintain a relationship for potential

re-investments or referrals. Periodically check in with your investors,

updating them on project progress (especially if you brought a significant number of investors into a project). A satisfied investor is likely to invest in future projects and refer others. Market & Industry Insight: Stay updated on alternative investment trends, competitor offerings (e.g., other fractional real estate or agri startups), and general economic indicators that could affect our sales pitch (such as interest rate changes, which make our stable returns appealing in contrast). Share feedback from investors with the management/marketing team to refine our offerings and materials – you are the ear to the ground.

  • Collaboration: Work closely with the marketing team to align on lead

generation campaigns, content needed, and event planning (like investor webinars or farm visits). Partner with our agronomy/operations team to organize site visits or to get technical answers when needed. Also coordinate

  • with compliance/legal teams to stay sharp on any regulatory changes (for example, if any new SEBI guidelines, you should know to reassure clients appropriately).

  • Target Achievement: Drive the sales cycle to achieve monthly/quarterly targets in terms of funds raised or number of investor onboardings. This is a high-value sales role, so targets will be realistic but significant. Success is measured not just in immediate closures but also in building a strong pipeline of high-quality investor relationships for long term. Expect to contribute ideas to scale our sales processes as we grow (we value an entrepreneurial mindset).

Qualifications:

  • Education: MBA or equivalent master’s degree in Finance, Marketing, or related field preferred. Candidates with a strong finance/investment background (CFA Level 1, etc.) are a plus, since this role deals with financial products.

  • Experience: 3-7 years in a sales or business development role in

investment products, private banking, real estate sales (especially luxury or second-home real estate), or financial advisory. Experience in selling to HNIs/ultra-HNIs or selling alternative investments (REITs, AIFs,

fractional real estate, etc.) will be highly advantageous.

Financial Acumen: Must be comfortable discussing investment metrics

(IRR, ROI, yields) and understanding the financial model behind our

projects. You don’t need to be a spreadsheet whiz (though that helps),

but you should grasp how profit-sharing works, how to read a cash flow

projection, and how our revenue model aligns with investor interests.

Essentially, you should come across as a knowledgeable investment

consultant, not a generic salesperson.

  • Communication Skills: Exceptional verbal and written communication

in English. Ability to speak in Hindi and/or Kannada is a plus (we have

regional clients). You should be a storyteller and an educator at heart,

able to simplify legal/financial jargon into clear benefits. Confidence in

public speaking (for webinars or events) is required.

  • Sales Skills: Demonstrated ability in consultative selling or solution

selling. You should excel in listening, identifying pain points, and

mapping solutions to those needs – as opposed to pushing a

one-size-fits-all pitch. Negotiation skills to handle high-value deals and

the subtlety to know when to push vs. patiently nurture a lead are

important. Closing complex deals (with multiple steps and stakeholder

consultations) should be something you have experience in.

  • Relationship Management: Proven track record of building trust with

clients over long sales cycles. Our sales cycle can be weeks to months,

and involves significant trust (investors entrusting us with large sums).

References or examples of client relationships you’ve built would speak

loudly. If you have a network of HNI clients already, that’s a big plus.

  • Self-Motivated & Organized: This role offers a lot of autonomy. You

should be proactive in following up leads, organizing your schedule

(calls, meetings, site trips), and keeping records. Experience using CRM

software to track pipeline is expected. Strong organizational skills ensure

no prospective investor falls through the cracks due to lack of follow-up.

  • Interest in the Domain: Genuine interest in alternative investments,

agriculture, and sustainable assets. If you personally find the idea of

owning a farm exciting, that passion will come through to clients. Being

able to appreciate both the financial and “emotional” appeal of our

product will make you more effective in selling it.

Ethical and Transparent: We have a strict no-mis-selling culture. You

must be committed to honest representation of the product, including

clearly communicating risks and not overpromising. A track record of

integrity in sales (e.g., adherence to regulatory compliance, good client

feedback) will be looked for. We want to build long-term trust with

investors, so our salespeople must embody that trustworthiness.

support a healthy work-life balance. While we don't offer remote work, we do provide some flexibility in how you manage your time and client
