Job Description

Key Responsibilities

1. Land Identification & Evaluation

  • Identify suitable land parcels for residential, commercial, industrial, and township projects.
  • Conduct feasibility assessments, site visits, and preliminary due-diligence.
  • Coordinate with surveyors for land measurement, mapping, and boundary verification.

2. Landowner & Community Liaison

  • Build and maintain strong relationships with landowners, farmers, local leaders, and communities.
  • Explain project details, resolve concerns, and facilitate negotiations.
  • Ensure smooth communication between company and local stakeholders.

3. Negotiation & Acquisition

  • Negotiate land rates, terms, and MoUs with landowners.
  • Assist in drafting agreements, sale deeds, and related documents.
  • Manage payment schedules, documentation, and timely closure of deals.

4. Government Liaisoning

  • Coordinate with government departments (Revenue, Town Planning, Municipal Corporation, Tehsildar, Registrar Office, etc.).
  • Facilitate approvals, land conversion (NA), mutation, title verification, and other statutory processes.
  • Track updates on zoning regulations, government notifications, and land policies.

5. Legal Due Diligence Support

  • Work closely with legal teams to validate land title, encumbrances, and compliance.
  • Collect and verify land records: 7/12 extract, Fard, ROR, tax receipts, maps, and ownership documents.
  • Support in resolving land disputes, encroachments, or litigation issues.

6. Documentation & Reporting

  • Maintain complete records of negotiations, acquisition stages, agreements, and government submissions.
  • Prepare daily/weekly MIS reports on land pipeline, progress, and challenges.
  • Ensure accurate and timely documentation for internal approvals.

Required Qualifications & Skills

Education

  • Bachelor’s degree in Real Estate, Business, Law, Rural Development, or related field (preferred).

Experience

  • 3–10 years of experience in land acquisition, real estate liaisoning, or government coordination.
  • Strong network with local authorities, landowners, brokers, and revenue officials.

Skills

  • Excellent negotiation, communication, and interpersonal skills.
  • Strong understanding of land laws, stamp duty, registration processes, and revenue systems.
  • Ability to read land maps, survey documents, and property records.
  • Knowledge of regional language(s) and local culture.
  • Willingness to travel extensively and work on-field.

Preferred Qualifications

  • Experience in large-scale acquisition (townships, SEZ, industrial parks).
  • Understanding of GIS / Land Survey tools.
  • Existing network with key government officials and local influencers.
