Job Description

Role & responsibilities

Tendering & Contracting

  • • Prepare, issue, and evaluate tender documents for all project works (civil, finishing, MEP, faade, interiors, etc.).
  • • Conduct comparative analysis and technical-commercial evaluation of bids.
  • • Negotiate with contractors and suppliers for best commercial and delivery terms.
  • • Draft, finalise, and release Work Orders / Contracts in consultation with Legal and Finance.
  • • Ensure contracts are aligned with technical specifications, timelines, and company compliance standards.

Procurement Management

  • • Develop the overall procurement plan aligned with project schedules.
  • • Identify and empanel reliable suppliers, contractors, and service providers.
  • • Maintain a structured and updated vendor database, categorised by trade and capability.
  • • Track market rates, lead times, and price trends for major construction materials.
  • • Coordinate with site and project teams for requirement planning and delivery tracking.
  • • Ensure procurement is within budget and as per approved technical specifications.

Cost Control & Budgeting

  • • Monitor procurement budgets and report cost variances.
  • • Analyse procurement data to identify cost-saving opportunities.
  • • Participate in value engineering exercises with project and design teams.
  • • Support management in preparing cash flow and procurement forecasts.

Coordination & Documentation

  • • Coordinate with Projects, Finance, and Legal teams for contract certification and vendor billing.
  • • Maintain all procurement-related documentation for audits and approvals.
  • • Generate regular MIS reports on tender status, material procurement, vendor performance, and cost tracking.

Compliance & Governance

  • • Ensure adherence to company procurement policies and statutory requirements.
  • • Conduct due diligence on vendors and contractors for compliance and quality.
  • • Maintain full transparency and ethical practices in all commercial dealings.
  • • Support management during internal or external audits related to procurement and contracts.

Preferred candidate profile

The desired candidate should be able be to establish and manage the complete contracts and procurement framework for real estate projects including vendor development, tendering, negotiations, and contract administration ensuring cost efficiency, transparency, and timely availability of materials and services to support smooth project execution.

Qualification & Experience

  • Graduate in Engineering (Civil / Mechanical) or Commerce.
    • MBA / Postgraduate Diploma in Materials Management or Supply Chain preferred. • 10-12 years of experience in contracts and procurement within the real estate or construction industry. • Experience in large-scale residential or commercial projects preferred.
