Job Title: Project Construction Manager Location: Thane Experience: Minimum 5 years as Project Construction Manager in Real Estate Industry Reports to: Senior Management Job Summary: Head of Project Construction Manager - Seeking an experienced construction project manager who is responsible for overseeing several different types of construction projects. They will lead the project from initiation to close, hiring subcontractors, working with vendors and tracking inventory of equipment and materials. This person should be knowledgeable about regulations, permits and project management methodology. They should also work well with others, be highly organized and detail-oriented, meet deadlines and strive to stay within budget. Key Responsibilities: 1. Project Construction Management: Project Planning: Develop and implement project plans, including timelines, budgets, and resource allocation. Coordinate with architects, engineers, and other stakeholders to ensure project feasibility. Team Leadership: Lead and manage construction teams, including subcontractors and laborers. Facilitate communication among team members and stakeholders Budget Management: Monitor project expenses and ensure adherence to budget constraints. Prepare cost estimates and financial reports. Quality Control: Ensure compliance with safety regulations, building codes, and quality standards. Conduct regular site inspections and address any issues promptly Risk Management: Identify potential risks and develop mitigation strategies, address conflicts or challenges that arise during the construction process. 2. Office Coordination: Documentation and Reporting: Maintain accurate project documentation, including contracts, change orders, and progress report and provide regular updates to stakeholders on project status. Schedule Management: Develop and maintain project schedules, ensuring timely completion of milestones. Adjust schedules as needed in response to project changes or delays. 3. Mandatory Requirement : Candidate must have experience with at least 2 to 3 projects involving the following: Piling: Direct experience in managing piling operations and coordinating with contractors for safe and efficient execution. BOQ (Bill of Quantities) : Proficient in preparing and managing detailed Bills of Quantities for various construction projects. Costing: Expertise in performing detailed project costing, ensuring accurate estimates and managing project budgets effectively. Bar Graph & Ring Analysis : Experience in using bar graphs and ring analysis for progress tracking and performance evaluation of construction projects. Myone Construction: Familiarity with the Myone Construction Qualifications & Skills: Experience: Minimum 5 years of experience in Project Construction Manager with a focus on the real estate industry. Industry Knowledge: Proficiency in construction management software and tools (e.g., MS Project, Primavera). Strong understanding of building codes, safety regulations, and construction techniques. Educational Background: Bachelors degree in construction management, civil engineering, architecture, or a related field. Leadership & Management: Proven leadership skills, with experience managing a small team. Problem-Solving: Ability to handle employee issues tactfully and resolve conflicts effectively. Communication & Interpersonal Skills: Strong written and verbal communication skills, with a Proactive and approachable style.
