Job Summary:

We are seeking a highly motivated and experienced Business Development Manager – Redevelopment to drive our real estate redevelopment initiatives in Bandra, Mumbai. The role will focus on identifying and acquiring potential redevelopment projects, by engaging with housing societies and individual landlords. The ideal candidate should possess a strong network in the Mumbai real estate ecosystem and a thorough understanding of local redevelopment regulations.

Key Responsibilities:

1. Opportunity Identification

• Identify and evaluate potential redevelopment projects.
• Conduct preliminary due diligence: title checks, encumbrances, conveyance status, plot potential, and project viability.

2. Stakeholder Engagement & Negotiation

• Initiate and manage negotiations with
• Co-operative housing societies and their managing committees, Landowners and plot holders
• Present redevelopment proposals and value propositions to stakeholders to secure LOIs and Development Agreements.

3. Legal & Regulatory Coordination

• Coordinate with legal teams and consultants for due diligence, conveyance processes, DA, POA, and registration.
• Liaise with local municipal authorities (BMC) and other bodies for project approvals.
• Stay updated on Mumbai redevelopment regulations (DCPR 2034, RERA, IOD/CC processes).

4. Documentation & Closure

• Ensure timely execution of Memorandums of Understanding (MoUs), Development Agreements (DAs), and Power of Attorneys (POAs).
• Maintain accurate documentation of all communication, agreements and regulatory filings.

5. Market & Policy Intelligence

• Monitor changes in local redevelopment policies.
• Track competitor activity and emerging redevelopment hotspots in Mumbai.

Required Qualifications:

• Bachelor's degree in Business, Real Estate, Law or related field (MBA/LLB preferred).
• 5–10 years of proven experience in Mumbai’s redevelopment sector.
• Strong understanding of DCPR 2034 and BMC approval mechanisms.
• Established network with housing societies, brokers, legal advisors and government officials.
• Excellent verbal and written communication, presentation, and negotiation skills.
• Fluency in English, Hindi, and Marathi is strongly preferred.
