About the Role

As a BMS Operator, you will be responsible for the operation, monitoring, control, and preventive maintenance of the integrated building systems at our medical institute campus. You will ensure that HVAC, fire alarm, CCTV, ventilation (AHU systems), and related components function reliably, efficiently, and safely, optimizing comfort, energy usage, and security across the facility.

The Building Management System (BMS) is the central platform integrating subsystems—including HVAC/AHU, fire alarm, CCTV/security, ventilation, sensors, etc.—for centralized monitoring and control. Your role is critical in making sure these systems work together harmoniously and respond to alarms, changes, or faults promptly.

Key Responsibilities

  • Monitor, operate, and maintain the BMS software and hardware interface to manage subsystems (HVAC, AHU, fire alarm, CCTV, access control).
  • Supervise and coordinate the functioning of Air Handling Units (AHUs), ensuring proper supply, return air, filtration, pressurization, temperature, and humidity control.
  • Respond to alarms, faults, or alerts in real time; diagnose and troubleshoot issues in coordination with mechanical, electrical, and controls staff.
  • Undertake preventive, predictive, and corrective maintenance of BMS controllers, sensors, actuators, field devices, wiring, and communication links.
  • Maintain detailed logs, reports, and trend analyses (e.g. temperature, humidity, energy consumption) to optimize system performance.
  • Interface with the fire alarm system: test, monitor, and respond to fire / safety system signals and ensure integration with BMS.
  • Work on CCTV / surveillance systems in relation to integration with BMS (e.g. alarms triggering cameras, control-room interface).
  • Ensure all control and network systems are secure, backed up, and updated as appropriate.
  • Coordinate with external vendors, technicians, contractors for major repairs, upgrades, or system enhancements.
  • Ensure compliance with statutory and safety regulations (fire safety, electrical codes, medical facility standards).
  • Participate in commissioning of new systems, retrofits, or expansions; support installation, integration, and testing.
  • Train and support facility staff or users on BMS interface operations, alarm handling, procedures, and emergency protocols.
  • Provide shift support (if required) and attend to calls in off-hours in case of emergencies.

Qualifications & Skills

Essential / Minimum Requirements

  • Diploma in Civil / Electrical / Electronics / Instrumentation Engineering (or equivalent)
  • Proven experience in BMS operation, controls, or facility management (ideally 1–3 years or more)
  • Sound knowledge of HVAC systems, especially Air Handling Units (AHU)
  • Working understanding of fire alarm systems (detection, control panels, interfacing)
  • Experience with CCTV / surveillance system integration with control logic
  • Ability to read and interpret control schematics, wiring diagrams, P&ID, ducting layouts
  • Familiarity with communication protocols (e.g. BACnet, Modbus, LonWorks, etc.)
  • Proficiency in troubleshooting, fault diagnosis, logic testing, calibration of sensors/devices
  • Basic network / IT skills: TCP/IP, switches, IP addressing as relevant to BMS integration
  • Good documentation skills, ability to prepare reports, logs, as-built changes

Preferred / Additional Skills

  • Exposure to hospital / healthcare facility environments
  • Experience in energy management, optimization techniques
  • Familiarity with BMS platforms / software (Siemens, Johnson Controls, Schneider, Honeywell, Tridium, etc.)
  • Certification in controls, automation, or energy management

  • Location Preference: Candidate should be a local resident in or around Kharagpur or adjacent regions
  • Willingness to work on shift or attend emergency calls when necessary
  • Strong commitment, punctuality, responsibility, ability to work independently as well as in a team

Job Types: Full-time, Permanent

Pay: ₹10,747.88 - ₹20,041.66 per month
