Job Description

Purpose/Objective


    The Technical Support for Hard Services will be responsible for supporting the operations and maintenance of technical services (MEP). The role requires day-to-day coordination with the IFM vendor, ensuring preventive and corrective maintenance coordination activities are executed as per schedule, and technical requirements are met with high standards of operational excellence. The incumbent will play a key role in monitoring vendor performance, tracking PPM compliance, and addressing technical issues to ensure uninterrupted site operations.

Key Responsibilities of Role


    Hard Services Operations Coordinate with IFM vendor to manage day-to-day hard services operations, including MEP systems (HVAC, electrical, plumbing, repair & maintenance) Support the Hard Services Lead in planning and monitoring preventive and predictive maintenance schedules (PPM) to minimize breakdowns and ensure compliance Track and ensure adherence to statutory, regulatory, and safety standards for technical services Monitor vendor performance against SLA/KPI requirements and escalate gaps for corrective action Assist in reviewing technical reports, breakdown analysis, and service records to identify areas for improvement Maintain documentation including PPM schedules, AMC records, statutory compliance certificates, and technical MIS Management of PR/SES and bill validation for timely vendor bill processing. Hard Services Planning Prepare, analyse & improve SoWs for AMCs for assets Assess, identify, and plan the Life Cycle Completion, replacement of the Electro-mechanical equipment Plan a calendar and ensure all MEP activities and structural upgradations are carried out for all facilities (heating/cooling systems, plumbing and water management, lightings, scientific tank cleaning, faade cleaning, painting etc.) with minimal/ zero downtime/ service disruption Ensure monitoring of PPM calendar with adherence to all safety protocols. Support initiatives to improve energy efficiency, sustainability, and operational cost optimization Stakeholder Management Serve as the primary liaison for internal stakeholders, addressing requirements, feedback, and escalations with agility Maintain close coordination with other departmental services viz. Fire, Security, Telecom, IT and extend support as required People Management Coordinate with third party for timely availability of contractual manpower, manage them through shift planning and manage daily roaster for all services; Ensure staff is working in line with the agreed SLA Drive a performance driven culture – Set review performance and provide feedback to ensure a motivated and committed team

Qualifications and Experience


    Educational Qualification: Bachelor’s degree in mechanical/electrical engineering or equivalent technical discipline. Experiences: 4-7 years of work experience in a role in a similar position Sound knowledge of MEP systems (HVAC, electrical, plumbing, Repair & maintenance) Strong coordination and follow-up skills Analytical and detail-oriented with ability to track multiple priorities Knowledge of working on SAP
