Expertise in sourcing construction materials, vendor management, contract negotiation, and procurement planning aligned with project timelines and budgets. Key Responsibilities * Develop and implement project-specific procurement plans aligned with BOQ, project schedule, and budget approvals. * Identify, pre-qualify, and onboard reliable suppliers, subcontractors, and service providers. * Source materials and services for civil, MEP, finishing works, and amenities. * Obtain minimum 3 competitive quotations for each new procurement package. * Negotiate commercial terms, payment schedules, and delivery timelines. * Draft and review Purchase Orders, Work Orders, and service contracts. * Track procurement costs against approved budgets and highlight potential overruns. * Maintain an updated vendor database with performance ratings and compliance documents. * Prepare weekly and monthly procurement status reports for management review. * Coordinate with site teams for material inspections and quality checks. Skills & Qualifications * 5–10 years’ experience in procurement within the real estate or construction industry. * Strong knowledge of construction materials, specifications, and market rates. * Excellent negotiation, analytical, and communication skills. * Proficiency in procurement software, ERP systems (e.g., BuildFormula, In4Suite, SAP), and MS Office. * Ability to manage multiple projects and deadlines in a fast-paced environment. Key Performance Indicators (KPIs) * % savings achieved against budgeted procurement cost. * On-time procurement rate vs. project schedule. * Vendor performance scores. * Compliance to procurement policy and approval process.
