Position: Sales Head (Real Estate)
Location: Bhopal
Company: Indian Art – Real Estate Division
Experience Required: 3–10 Years (Real Estate Sales Mandatory)

Role Purpose

Company के running और upcoming real estate projects (plotting, farmhouses, residential development) को fast-selling mode में lead करना। Sales team, brokers, marketing pipeline और customer closing process को end-to-end manage करना।

Key Responsibilities1. Sales Strategy & Execution

  • Project-wise complete sales strategy बनाना
  • Daily enquiries, calls, walk-ins & site visits manage करना
  • Monthly sales closing targets achieve करना
  • Market analysis के आधार पर competitive pricing & offers तैयार करना

2. Channel Partner / Broker Management

  • 20–50 active brokers को onboard और manage करना
  • Weekly broker meetings, training & updates
  • Brokers को project brochures, videos, pricing sheets provide करना
  • Brokerage payout को transparent और time-bound रखना

3. Lead Management

  • Digital marketing से आने वाले leads को timely handle करना
  • WhatsApp follow-up system चलाना
  • CRM / Google Sheets में proper daily reporting maintain

4. Customer Handling & Closings

  • Customer queries & objections को professionally handle करना
  • Price negotiation और deal closing में expert-level support
  • Booking, agreement, registry जैसी formalities complete कराना
  • Customers को site visits पर convert और close करना

5. Team Leadership

  • 2–10 sales executives की team को lead करना
  • Daily team meetings, training sessions, performance tracking
  • Monthly targets set करना और accountability ensure करना

6. Market & Competition Understanding

  • Competitor pricing, offers, inventory analysis
  • Market ke hot selling zones identify करना
  • Investor clients develop और maintain करना

Key Performance Indicators (KPIs)

  • Monthly Sales Closings: 3–10 bookings
  • Daily Follow-Up: 50+ calls
  • Weekly Site Visits: 10–20 visits
  • Active Channel Partners: 20–40 brokers
  • Conversion Ratio: 10–15%

Candidate Profile (Required Skills & Attributes)

  • Real Estate Sales में minimum 3 years का experience
  • Excellent closing & negotiation skills
  • Bhopal market की strong understanding
  • Broker network manage करने का अनुभव
  • Strong communication, confidence & presentation skills
  • WhatsApp, CRM tools, Google Sheets का practical knowledge
  • High convincing power और result-oriented mindset

Salary & Benefits

  • Fixed Salary: ₹30,000 – ₹60,000 (experience-based)
  • Per Booking Incentive: ₹10,000 – ₹50,000 (project-based)
