I. LEAD MANAGEMENT & CUSTOMER ENGAGEMENT
- Handle incoming leads from digital platforms, walk-ins, referrals, channel partners, and marketing campaigns in a timely and professional manner.
- Actively follow up with prospective customers through phone calls, WhatsApp, emails, and in-person meetings to understand their requirements and budget preferences.
- Maintain accurate lead details, follow-up notes, and customer interactions in CRM systems on a daily basis.
- Educate customers about project features, location advantages, pricing, payment plans, and legal approvals related to plots, apartments, villas, and commercial properties.
II. SITE VISITS & PROPERTY PRESENTATION
- Coordinate and conduct site visits for prospective customers, ensuring proper explanation of project layouts, specifications, amenities, and future development plans.
- Assist customers during site inspections by addressing queries related to plot dimensions, apartment layouts, villa specifications, commercial space usability, and infrastructure facilities.
- Ensure a professional and positive site visit experience that builds customer confidence and trust in the brand.
III. SALES CONVERSION & BOOKING PROCESS
- Convert qualified leads into bookings by clearly explaining pricing structures, payment schedules, offers, and documentation requirements.
- Coordinate with internal teams such as CRM, Finance, and Legal for booking confirmation, agreement preparation, and documentation completion.
- Ensure timely collection of booking amounts, post-dated cheques, or initial payments as per company policy.
- Support customers throughout the booking process by addressing concerns related to approvals, possession timelines, and handover procedures.
IV. CUSTOMER RELATIONSHIP & FOLLOW-UPS
- Build and maintain long-term relationships with customers through regular follow-ups and professional communication.
- Handle customer objections, negotiation discussions, and clarifications in a polite and transparent manner.
- Coordinate with CRM teams to ensure seamless post-booking communication, payment follow-ups, and customer satisfaction.
V. MARKET INTELLIGENCE & COMPETITOR ANALYSIS
- Stay updated on local real estate market trends, competitor projects, pricing movements, and customer preferences.
- Share market insights, customer feedback, and competitor intelligence with the reporting manager to support sales strategy improvements.
- Understand regulatory aspects such as RERA guidelines, basic legal approvals, and documentation requirements to confidently address customer queries.
VI. COORDINATION WITH INTERNAL TEAMS
- Work closely with Marketing teams to support campaigns, lead generation activities, site events, and promotional initiatives.
- Coordinate with CRM and Accounts teams to ensure smooth documentation, payment tracking, and customer onboarding.
- Support channel partners and brokers by providing accurate project information and assisting with deal closures.
VII. REPORTING & SALES DISCIPLINE
- Maintain daily activity reports, lead status updates, site visit logs, and booking details as per company formats.
- Ensure all customer interactions and sales activities are properly documented in CRM systems.
- Adhere strictly to company sales policies, ethical standards, and compliance requirements.
QUALIFICATIONS & EXPERIENCE
- Any Graduate / MBA (Marketing preferred).
- 1–3 years experience for Sales Executive, 3–6 years for Senior Executive, 6+ years for Assistant Manager in real estate sales (preferred).
- Exposure to plotted developments, apartments, villas, or commercial real estate sales is an added advantage.
- Strong communication skills in English and Tamil (additional languages preferred).
