Job Description

1. Understanding the Project   In-Depth Knowledge:  - Gaining a comprehensive understanding of the project, including floor plans, amenities, carpet areas, pricing, payment plans, and construction status.    - Understanding the USPs (Unique Selling Points) of the project, such as location advantages, specifications, or special offers.   Competitor Analysis:   - Researching similar projects in the area to address client queries effectively and position the project as the best choice.   2. Lead Management   Generating Leads:    - Proactively connecting with potential customers through cold calling, referrals, digital campaigns, and walk-ins.   Qualifying Leads:    - Identifying serious buyers by understanding their requirements, budget, and preferences.   Maintaining Records:    - Updating leads and their status in the CRM system or sales tracker.   3. Client Interaction  Property Presentations:    - Conducting site visits to showcase the project's features and amenities.    - Using project brochures, walkthrough videos, and sample flats to give a clear picture of the project.   Consultation:   - Addressing client queries regarding the project, pricing, payment schedules, and future prospects.    - Advising clients on the investment potential or lifestyle benefits of the project.   4. Sales and Negotiations   Building Proposals:    - Preparing detailed pricing proposals, including any discounts, offers, or payment plan options.   Negotiating Deals:    - Handling negotiations to ensure the client is satisfied while protecting the developer’s profit margins.   Follow-Up:    - Regularly following up with prospects to close deals.   5. Coordination and Documentation   Booking Process:    - Guiding clients through the booking process, including documentation and payment timelines.   Loan Assistance:    - Assisting buyers in securing home loans by connecting them with banking or financial institutions.     6. Reporting and Feedback   Daily Reporting:    - Submitting daily, weekly, and monthly reports to the project manager or mandate company.    - Tracking sales performance against targets and providing feedback.   Market Insights:    - Sharing feedback from clients about the project, pricing, or features to help the team improve marketing strategies.   7. Promotional Activities   On-Site Events:    - Organizing and participating in promotional events like open houses, site visits, and project launches.   Marketing Coordination:    - Collaborating with the marketing team for lead generation campaigns and promotional activities.   Customer Referrals:  - Encouraging satisfied buyers to refer new clients to the project.   --- 8. Team Collaboration Coordination with Other Teams:    - Working closely with the marketing, legal, and customer support teams to ensure a seamless experience for clients.   - Client Handover:    - Coordinating with post-sales teams for a smooth possession handover process.   Skills and Qualities Required:   1. Strong communication and interpersonal skills.   2. In-depth understanding of real estate sales processes.   3. Confidence in handling client objections and closing deals.   4. Knowledge of CRM software for lead and sales tracking.   5. Problem-solving attitude and ability to handle pressure during peak sales periods.
