About the Role

The Project Director will be responsible for delivering high-end luxury villas and bungalows with uncompromising attention to quality, detailing, and execution excellence. This is a highly hands-on role requiring daily site walk-throughs, close supervision, and a leadership style rooted in precision and accountability. The ideal candidate is energetic, detail-driven, and thrives in fast-paced environments where luxury and perfection are non-negotiable.

Key Responsibilities

Project Planning & Execution

  • Lead all phases of luxury residential projects, from design through construction.
  • Develop and implement detailed project plans ensuring timely and precise execution.
  • Monitor on-ground progress daily, including snagging and finishing standards.
  • Apply value engineering to optimize costs without compromising on quality.

Quality & Detailing

  • Maintain a relentless focus on finishing, detailing, and world-class standards.
  • Ensure every aspect, from structure to interiors, meets international benchmarks.
  • Collaborate with external partners—civil, interiors, architects, and consultants—for seamless delivery.

Team Leadership & Engagement

  • Lead small, focused teams dedicated to execution excellence.
  • Provide mentorship, hands-on problem-solving, and guidance.
  • Foster a culture of accountability, precision, and ownership.

Financial & Contractual Oversight

  • Manage budgets, billing, value engineering, and contract negotiations.
  • Work effectively within fragmented supply chains and ensure quality with contractors.
  • Mitigate risks, control costs, and secure favorable vendor terms.

Stakeholder Management

  • Collaborate closely with leadership on strategy and execution priorities.
  • Communicate effectively with internal and external stakeholders.
  • Take ownership of on-ground challenges and resolve issues proactively.

Key Requirements

Education & Experience

  • Bachelor’s degree in Civil Engineering (B.E. Civil) or equivalent.
  • 10+ years of Project & Construction Management experience, with at least 4–7 years in premium or luxury projects.
  • Prior exposure to luxury residential or hospitality projects (villas, resorts, hotels) is preferred.
  • Age: Below 40 years.

Core Skills

  • Strong technical and managerial project management expertise.
  • Excellent problem-solving, decision-making, and communication skills.
  • Proficiency in construction finance, billing, and contracts.
  • Ability to build strong relationships with designers, consultants, and vendors.
  • On-ground presence—this is not an office-only role.
