Job Title: Project & Business Development Manager

Job Summary:

We are looking for a proactive and experienced Project & Business Development Manager to lead the

end-to-end execution of new retail store openings and ensure ongoing maintenance of all existing locations.

This role is responsible for identifying and securing new retail spaces, overseeing store design approvals,

managing fit-out projects through third-party vendors, and handling repair and maintenance operations. The

role also involves identifying, evaluating, and finalizing vendors for both store fit-outs and maintenance

services, in coordination with senior management.

Key Responsibilities:

Business Development & Site Acquisition:

 Identify, evaluate, and secure potential retail locations in line with the company's expansion strategy.

 Conduct site assessments including feasibility studies, demographic analysis, and footfall

projections.

 Liaise with real estate agents, landlords, and legal teams for lease negotiations and finalization.

New Store Development:

 Collaborate with internal stakeholders, architects and design teams to ensure store layouts meet

brand and operational standards.

 Obtain design and layout approvals from relevant internal and external authorities.

 Develop and manage project timelines, budgets, and resources for new store build-outs.

 Supervise third-party vendors and contractors to ensure timely and quality execution of store fit-outs.

 Conduct final inspections and ensure stores are ready for handover and launch.

Project Execution & Fit-Out Management:

 Plan, coordinate, and manage store fit-out activities to ensure timely and cost-effective delivery.

 Identify and onboard qualified third-party vendors/contractors for interior fit-outs.

 Float RFQs (Request for Quotations), compare bids, negotiate terms, and present vendor

recommendations for senior management approval.

 Monitor site execution, ensure adherence to quality standards, and resolve any site issues during

execution.

Vendor Management:

 Build and maintain a network of reliable vendors for both store fit-outs and maintenance services.

 Manage the full vendor lifecycle – from scouting and shortlisting to performance monitoring and

contract closure.

 Ensure vendor compliance with project timelines, quality benchmarks, and safety regulations.

Store Repair & Maintenance:

 Develop and implement preventive and reactive maintenance schedules for all operating stores.

 Handle maintenance-related escalations and ensure timely resolution of issues.

 Manage AMC (Annual Maintenance Contracts) where applicable and

ensure cost optimization.

Budgeting & Reporting:

 Prepare project budgets and ensure projects are completed within approved costs.

 Maintain detailed records of project progress, vendor agreements, and maintenance logs.

 Provide regular status reports to senior management on project development, vendor performance,

and maintenance KPIs.

. Travel & Market Intelligence

 Conduct regular market visits to stay updated with new malls, upcoming high streets, real estate

trends, and competitor locations.

 Attend property expos, broker meets, and industry events to generate new leads.

Requirements:

 Bachelor's degree in Civil Engineering, Architecture, or related field. MBA is a plus.

 3+ years of experience in retail store development, project management, and vendor handling.

 Proven track record in delivering multiple store openings, managing end-to-end fit-out processes, site

sourcing and landlord/mall negotiations.

 Strong understanding of commercial leasing, retail design standards, and maintenance protocols.

 Excellent negotiation, budgeting, and communication skills.

 Proficient in MS Office, AutoCAD (preferred), and project management tools.

 Strong market knowledge of South India, especially Tamil Nadu, Karnataka, Telangana, and Andhra

Pradesh.

 A true go-getter attitude – entrepreneurial, self-driven, and target-oriented.

 Willing to travel extensively across India.
