Job Description

Role & responsibilities

  • Identify strategically significant land parcels through market research, broker networks, land aggregators, and government notifications.
  • Track market trends, zoning changes, upcoming infrastructure, price escalations, and competitor activity.
  • Build and maintain a robust pipeline of acquisition opportunities across targeted geographies.
  • Lead initial feasibility assessment location potential, FSI/FAR analysis, development fitment, demand analysis, and financial viability.
  • Drive legal due diligence (title verification, litigation status, encumbrances) in coordination with the legal team.
  • Oversee technical due diligence (site surveys, access, utilities, environmental conditions) with technical consultants
  • Lead high-value negotiations with landowners, brokers, and consortiums.
  • Structure financially viable and legally compliant deals, including:
    • Outright purchase
    • Joint Development Agreements (JDA)
    • Joint Ventures (JV)
    • Revenue-sharing models
    • Long-term leases
  • Prepare commercial proposals, term sheets, and acquisition models in coordination with finance.
  • Drive end-to-end transaction closure including documentation, MoUs, agreements, and registration.
  • Ensure compliance with local regulations, RERA norms, zoning laws, and government policies.
  • Liaise with government bodies, planning authorities, and municipal corporations for land-related approvals and NOCs.
  • Develop strong relationships with landowners, political influencers, local authorities, legal experts, and broker networks.
  • Manage external consultants (surveyors, valuation experts, legal firms, etc.).
  • Represent the company in key negotiations and regulatory meetings.
  • Work closely with business development, design, legal, project planning, and finance teams.
  • Present acquisition proposals, financial models, and risk assessments to senior management and the Board.
  • Mentor and lead junior acquisition team members.

Preferred candidate profile

8 -15 Years of experience in Land acquisition in real estate sector.

Experience working with IPC or Land consultancy firms.

Strong negotiation and communication skills .

Deep market knowledge and networking ability.

Local language is mandatory.
