Role Overview:

The Head of Leasing and Land Acquisition will play a pivotal role in driving the growth of Aruna Warehousing. This individual will be responsible for securing tenants for our industrial spaces, managing relationships with brokers and clients, leading marketing initiatives, and identifying and acquiring land for new projects. The role requires a strong network, deep knowledge of industrial real estate, and the ability to balance immediate leasing goals with long-term strategic growth through land acquisition.

Key Responsibilities:

Leasing & Sales

• Identify and secure tenants for our industrial properties, including our upcoming projects.
• Build and strengthen relationships with independent brokers and international property consultants (CBRE, JLL, Savills, etc.).
• Develop and execute direct sales efforts through LinkedIn, networking, and client outreach.
• Engage consistently with brokers to maximize property visibility.
• Conduct market research to stay updated on rental rates, absorption trends, and competitor offerings.
• Maintain a pipeline of potential tenants and track progress through a CRM system.

Marketing & Business Development

• Develop and implement sales and marketing strategies to enhance brand visibility and attract tenants.
• Design and execute marketing campaigns across print, digital, and on-ground platforms.
• Organize promotional activities, site visits, and broker meet-ups to generate demand.
• Ensure all marketing materials clearly communicate property specifications and value propositions.
• Analyze market trends and identify high-potential micro-markets for expansion.

Land Acquisition & Expansion

• Identify, evaluate, and negotiate potential land parcels for industrial warehousing projects in key markets.
• Build relationships with landowners, developers, and intermediaries to source quality land opportunities.
• Conduct due diligence, feasibility studies, and financial analysis for land transactions.
• Coordinate with legal and technical teams for documentation, compliance, and approvals.
• Monitor industrial growth corridors and recommend strategic land acquisitions aligned with company goals.

Tenant & Property Management

• Act as the primary point of contact for all tenant-related queries to ensure satisfaction and retention.
• Address tenant concerns and coordinate with internal teams for resolution.
• Manage timely lease renewals, documentation, and compliance with agreements.
• Track and report on industry developments to anticipate client needs.

Key Qualifications & Skills

• Experience: 5–10 years in sales/leasing, industrial real estate, or land acquisition.
• Market Knowledge: Strong understanding of industrial warehousing trends, rental dynamics, and land availability in Tamil Nadu.
• Networking: Established relationships with brokers, consultants, landowners, and industry stakeholders.
• Sales & Negotiation Skills: Proven track record in closing high-value leases and land deals.
• Analytical Ability: Strong skills in financial analysis, feasibility assessment, and due diligence for land transactions.
• Communication Skills: Excellent negotiation, presentation, and interpersonal skills.
• Leadership: Ability to work independently, take ownership, and drive results with a growth mindset.
• Technology Proficiency: Comfortable with CRM software, Microsoft Office, and digital marketing tools.

Job Type: Full-time

Pay: ₹800,000.00 - ₹1,200,000.00 per year
