Job Description

The General Manager (GM) will be responsible for overseeing the overall operations, sales strategy, business development, and execution of plotting projects at Saishreyaj Infrastructure. This role requires strong leadership, proven real estate expertise, and the ability to drive business growth while ensuring compliance, customer satisfaction, and project profitability. Key Roles & Responsibilities 1. Business Strategy & GrowthDevelop and execute strategic plans to drive sales of residential and commercial plots. Identify new market opportunities and expand customer base within and beyond Bhubaneswar. Prepare annual sales targets, budgets, and revenue forecasts. Monitor real estate market trends and competitors to stay ahead in pricing and offerings. 2. Sales & Marketing LeadershipBuild and lead a high-performing sales team with clear targets and incentives. Design and implement marketing campaigns (online + offline) to generate qualified leads. Establish relationships with brokers, channel partners, banks, and financial institutions to increase sales. Oversee customer acquisition to final registration process, ensuring transparency and trust. 3. Project Planning & OperationsSupervise land acquisition, legal verification, RERA compliance, and government approvals. Coordinate with surveyors, engineers, and contractors for land development (roads, drainage, electricity, demarcation). Ensure project timelines, cost control, and quality standards are met. Maintain proper documentation of plots, layouts, and ownership records. 4. Financial & Administrative ControlPrepare budgeting and cost management plans for each project. Negotiate with vendors, contractors, and service providers to optimize costs. Oversee cash flow management and ensure timely payments/collections. 5. Customer Relationship & Brand BuildingEnsure customer satisfaction by handling escalations and resolving disputes. Build the company’s brand reputation as a trusted real estate developer. Introduce value-added services (loan assistance, EMI schemes, after-sales support). 6. Team ManagementRecruit, train, and motivate staff across sales, operations, and admin functions. Set performance benchmarks and monitor KPIs. Promote a culture of accountability, growth, and professionalism.
